The role of Facility Technician at K&H Facility Services is a pivotal position responsible for ensuring the smooth operation and maintenance of commercial buildings. The technician plays a critical role in responding promptly to work orders and tenant requests, often within 15 minutes if already onsite. Tenant satisfaction is prioritized, with technicians addressing requests within the policies of each building and reporting unusual or costly issues to property management promptly. The job involves managing various systems, including mechanical, HVAC, and energy management, to maintain comfortable indoor conditions year-round while striving to reduce energy costs through efficient operations.

Technicians use the Corrigo Work Order system for logging work hours, managing communications with tenants and support staff, and performing preventative maintenance as per manufacturer recommendations. Routine tasks include changing filters, cleaning coils, replacing belts, lubricating motors and bearings, and maintaining detailed records and operations manuals specific to each building. The role also involves minor plumbing and carpentry repairs, lighting and security maintenance, and continuous monitoring of common areas to ensure safety and cleanliness.

A strong focus on tenant communication, safety, and operational compliance is essential in this role. Facility Technicians work closely with other employees, vendors, and contractors to ensure all work meets building standards and is completed safely. The technician is also responsible for security checks, managing janitorial services, handling supply inventory, and adhering to company deadlines for reporting and timesheet submissions. Physical demands include lifting up to 50 pounds unassisted, working in various weather conditions, climbing ladders, and performing tasks that require physical dexterity and endurance.

The position requires obtaining specific licenses and certifications within set timeframes, including the City of Spokane Low Pressure Boiler Operators License, Heating Mechanic I License, and the State of Washington Electrical Training Certificate. Computer literacy is also necessary, with skills in MS Office Suite and file management expected.
