The role of Capital Project Support Coordinator at Morgan Properties is essential in managing and executing capital improvement projects across multiple properties undergoing renovation. This position works collaboratively with the Regional Facilities Manager (RFM) and other facilities management leadership, assisting in the development, oversight, and completion of various facilities projects. The successful candidate plays a key role in ensuring that capital improvement efforts comply with company standards and all relevant laws while driving operational efficiency and property enhancements.
The position is responsible for supporting budget management, vendor coordination, emergency response related to capital projects, and maintaining high operational standards throughout project lifecycles. It demands strong technical proficiency particularly in HVAC, construction, and maintenance operations, coupled with robust project management skills. The role requires effective communication, problem-solving, organizational capabilities, and the ability to manage multiple projects simultaneously. Job Requirements
- Minimum of 2 years of experience in project management
- Preferably within facilities, construction, or capital improvements
- Ability to travel between multiple properties as needed
- Frequent standing, walking, bending, kneeling, and climbing stairs or ladders
- Ability to lift and carry up to 50 pounds
- Willingness to work outside normal hours to respond to emergencies
- Ability to work in varying weather conditions and construction zones
- Use of personal protective equipment such as hard hats, gloves, safety glasses, and steel-toed boots
- Ability to communicate effectively with team members and vendors
- Proficiency with Microsoft Word and Excel
Job Qualifications
- Minimum of 2 years of project management experience, preferably in facilities, construction, or capital improvements
- Multi-family property experience is a plus
- Strong technical proficiency in HVAC, construction, and/or maintenance operations
- Excellent problem-solving, organizational, and communication skills
- Ability to manage multiple projects simultaneously while maintaining attention to detail
- Proficiency in Microsoft Word and Excel
- Experience using computers, smartphones, and technology for project tracking and communication
- HVAC/EPA and CPO certifications are a plus
Job Duties
- Assist in outlining, developing, and managing multiple facilities projects as directed by senior management
- Follow projects from initiation to completion, providing support to the assigned RFM
- Oversee capital projects on the impacted property or properties as needed, taking on additional roles independently
- Work with RFM and Regional Manager to define project timelines and expectations with site team members and vendors
- Manage vendor timelines and deliverables, ensuring internal stakeholders are informed of changes or issues
- Collaborate with RFM and Regional Managers to assist in oversight and reporting to site teams, supporting capital projects to maintain property curb appeal
- Be immediately available to assist with any property emergency during and after normal work hours related to capital projects
- Respond promptly to property emergencies such as fires, flooding, or severe weather as directed
- Perform additional duties as required to contribute to organizational success and efficiency
