The role of Porter at Asset Living is a vital support position within the maintenance team, designed to ensure that the community’s grounds, buildings, and shared spaces are kept in excellent condition. This position involves assisting in various maintenance tasks, including corrective, preventative, routine, and cosmetic repairs, all aligned with the property’s operational objectives. The Porter plays a key role in the make-ready process for units and common areas in support of lease-ups and resident satisfaction. Reporting to the Maintenance Supervisor and Community Manager, the Porter is responsible for cleaning, trash removal, inspecting property conditions, and helping maintain a safe and attractive environment. The role requires excellent attention to detail, customer service focus, and adherence to safety standards, including OSHA guidelines. The position offers a salary range of $17 to $18 per hour and is full-time, with additional benefits like medical, dental, vision, life, accidental and disability insurance, 401K with employer matching, paid sick time, holidays, and performance bonuses. This position is safety-sensitive and may require working overtime, on-call emergency duties, weekends, and nights. Job Duties
- community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
