The Assistant Service Manager role at Chandler at University Tower is a full-time, hands-on position essential for supporting daily maintenance operations and ensuring the property remains in top condition. This role requires a motivated individual who takes pride in maintaining high property standards and delivering a welcoming environment for residents. The Assistant Service Manager works closely with the Service Manager to schedule and manage service requests, prepare apartments and common areas for move-in, and handle various maintenance tasks such as painting, carpet repairs, and general housekeeping duties.

In addition to executing maintenance tasks, this role involves managing inventory and organizing the maintenance shop to ensure smooth operations. The Assistant Service Manager is responsible for inspecting the property daily to identify any issues that need repair or attention, enforcing safety regulations, and coordinating with vendors to carry out service requests efficiently. This position demands excellent communication skills, as the Assistant Service Manager frequently interacts with residents and internal teams to provide exceptional service and maintain a positive atmosphere.

Preferred candidates will have at least one year of experience in multi-family property maintenance, with hands-on skills in plumbing, electrical, carpentry, painting, and appliance repairs. Certifications such as EPA Section 608 Type II or Universal, Certified Apartment Maintenance Technician (CAMT), and Certified Pool Operator (CPO) are highly valued. Experience with property management software like OneSite, RealPage, or ALN, as well as proficiency in Microsoft Office, enhances the ability to perform administrative tasks and support workflow management.

Job Duties

  • assist the service manager with scheduling and managing service requests
  • complete service requests and make-ready checklists
  • perform painting, carpet repairs, cleaning, and general repairs
  • assist in upkeep of grounds, common areas, and amenities
  • organize and maintain maintenance shop equipment and supplies
  • inspect the property daily to maintain appearance and functionality
  • coordinate with vendors and execute work orders promptly
  • maintain a positive and professional attitude while providing resident service
  • support sister properties as needed
