The Assistant Service Manager position at Morgan Properties offers an exciting opportunity for a highly skilled maintenance professional with a "Whatever It Takes" attitude to join a dynamic team. This full-time role primarily supports the High Acres community but also extends support to Meadows, Canal Crossing, and Steeplechase communities as needed. The role involves a balance of leadership and hands-on maintenance work, with a focus on partnering closely with the Service Manager to uphold company standards and compliance with applicable laws.

As an Assistant Service Manager, you will play a critical role in managing, developing, and mentoring a team responsible for diagnosing maintenance problems and executing repairs efficiently. Your expertise will be vital across various technical disciplines including HVAC, electrical systems, plumbing, preventative maintenance, carpentry, exterior structures, and appliance repair. This position requires strong organizational skills to establish and maintain schedules for 24-hour on-call rotations, preventative maintenance, make-ready tasks, and general work orders. You will also manage inventory for all maintenance materials and regularly inspect community buildings to ensure all properties, including vacant units, meet quality and safety standards.

The role demands flexibility and a team-first mindset as support across multiple communities within the regional portfolio will be necessary. You will complement the Service Manager's efforts by completing assigned tasks to ensure seamless maintenance operations and excellent resident satisfaction.

Compensation for this role ranges from $25.00 to $26.00 per hour and includes a $1500 sign-on bonus, plus additional incentives such as up to 50% rent discounts, Property Staff Shared Renewal Commissions, quarterly Morgan Essentials stipends, on-call appreciation pay, and comprehensive medical, dental, and vision benefits. The company also offers a 401(k) retirement plan with matching contributions, generous paid time off including 10 holidays per year and sick leave. Typical working hours are Monday to Friday from 8 AM to 4:30 PM with paid rotating on-call duty participation required, underscoring the need for readiness in emergency situations. The schedule may vary based on business needs, highlighting the role's demands for adaptability.

Job Duties
