The role of Assistant Service Manager available at the William Penn 347-unit apartment community in New Castle, Delaware, presents an exciting opportunity for maintenance professionals seeking to advance their careers. The Assistant Service Manager is a full-time position responsible for ensuring that the physical conditions and maintenance standards of the apartment community comply with company policies and legal regulations. This role involves managing a team of technicians, providing leadership, and mentoring to cultivate their technical skills in identifying and resolving maintenance issues effectively. The Assistant Service Manager supports daily operations by overseeing production schedules, including work orders, unit turnovers, and preventative maintenance activities within a high-volume environment.
Expertise in HVAC, electrical systems, plumbing, appliances, carpentry, drywall, exterior structures, and resolving common service challenges is essential for this role. Accountability extends to managing on-call schedules during emergencies or weather events and maintaining inventory to ensure the availability of maintenance materials. The Assistant Service Manager also performs routine inspections of community buildings and vacant units, ensuring that all maintenance work adheres to standards of quality and safety. This role works closely with the Service Manager, taking on delegated tasks and contributing to the overall maintenance strategy.
Morgan Properties offers a competitive compensation package for this role, with a base pay ranging between $22.50 and $27.00 per hour. Additional incentives include up to a 50% rent discount, property staff shared renewal commissions, quarterly bonuses known as Morgan Essentials, and on-call appreciation pay. Employees are provided with comprehensive medical, dental, and vision benefits, a 401(k) retirement plan with company matching, as well as generous paid time off including ten holidays per year and sick leave. The standard work schedule is Monday through Friday, from 8 a.m. to 4:30 p.m., with paid rotating on-call shifts and preparedness for emergency events as necessary. The schedule may adjust based on business requirements.
Ideal candidates will have at least three years of maintenance experience in multifamily or related industries, possess an active and valid driver’s license and personal vehicle, and demonstrate comfort with technology platforms including mobile applications, email, and training systems. - be accountable for supporting and participating in a 24-hour on-call schedule for your team, including availability during weather-related or on-site emergencies
- manage and organize inventory of all maintenance materials to ensure efficiency and readiness
- regularly inspect community buildings, including vacant units
- complete tasks assigned by the Service Manager
