Job Description
POAH Communities is a mission-driven organization dedicated to managing over 13,000 affordable housing apartments. As part of the Preservation of Affordable Housing, Inc. family, this organization comprises over 500 professionals who are committed to delivering quality housing management that goes well beyond just providing safe and comfortable homes. POAH Communities believes in creating environments where residents not only live but thrive. Their dedication to excellence in managing affordable housing serves as a foundation for resident success and community empowerment, reflecting a holistic approach that impacts both individual lives and broader neighborhoods positively.
POAH Communities manages properties with a focus on serving vulnerable populations, including seniors and disabled individuals, ensuring that housing is accessible, supportive, and enriched with essential amenities to foster a high quality of life. Their properties often have specialized services and facilities that meet unique resident needs, further reinforcing the organization’s mission to empower communities through stable, affordable housing.
The role of Assistant Property Manager at POAH Communities is a key position within this impactful organization. The Assistant Property Manager will support a Property Manager in the day-to-day operations of a specific property, Trinity Towers South, a 162-unit mid-rise property located in Melbourne, Florida, primarily serving seniors and disabled individuals. This property is notable for being financed through HUD 223(f) insured loans and developed as a Section 202/8 property, offering extensive amenities comparable to congregate living facilities, including a central kitchen that provides meals for residents. Such an environment demands careful operational management to continue delivering these vital resident services effectively.
In this role, the successful candidate will be responsible for assisting in various facets of property management, including maintenance programs, marketing and leasing activities, occupancy management, tenant certification processes, and compliance with applicable regulations. Experience with government-assisted and subsidized housing programs is essential, along with certifications such as Tax Credit Specialist or Certified Occupancy Specialist. Strong communication skills, both verbal and written, and proficiency in relevant software like MS Word, Excel, Outlook, and Yardi enhance the candidate’s ability to perform effectively.
As part of the POAH team, the Assistant Property Manager plays a crucial role in fostering a harmonious and cohesive atmosphere among residents, staff, and management, consistently supporting a positive community environment. Flexibility, a positive attitude, team orientation, and a willingness to learn are vital traits for success in this dynamic role. Working closely with property office staff and maintenance personnel, the Assistant Property Manager ensures all operations align with HUD and state housing agency regulations while maximizing the safety, health, and satisfaction of residents and employees alike.
Beyond the operational responsibilities, POAH Communities offers a competitive salary and an extensive benefits package that supports the wellbeing of employees and their families, covering health, financial, and personal development needs. This comprehensive support underscores their commitment to nurturing a dedicated workforce capable of continuing POAH’s mission of providing empowering affordable housing solutions.
