As an Assistant Property Manager at Morgan Properties, you will play a critical support role in the day-to-day management and operations of residential properties. This position provides a competitive base pay ranging from $24.00 to $27.00 per hour, coupled with valuable commission opportunities including $100 for new leases, monthly property staff shared renewal commissions, and additional quarterly bonuses. The Assistant Property Manager's core duties include managing leasing activities, addressing delinquent accounts, assisting with resident services, maintaining accurate records, processing security deposits, and ensuring compliance with federal and state Fair Housing Laws. You will also support property management by creating monthly reports, coordinating with staff and vendors, and helping with property maintenance tasks.

This role demands excellent communication and interpersonal skills, strong organizational abilities, and a keen eye for detail. Candidates should bring at least two to three years of related experience or training, preferably in property management or a customer service or sales environment with managerial responsibilities. A valid driver’s license and a good driving record are typically required given the need to travel between properties.

Job Duties

  • Address delinquent accounts and initiate eviction process if required
  • Assist in following up on delinquencies and ensure timely collection of payments
  • Handle apartment rentals, move-ins, resident insurance, and lease renewals
  • Assist in scheduling appointments for prospects and residents
  • Maintain accurate resident records including account setup and lease details
  • Process security deposit refunds and foster positive resident relations
  • Record all resident correspondence and assist in validating rental eligibility
  • Promote resident retention programs and promptly address resident concerns
  • Provide support in absence of Property Manager and assist with managerial duties
  • Create monthly reports on renewals, rents, leasing, resident retention, and maintenance
  • Provide training and coaching to office staff as directed
  • Attend staff meetings and take minutes
  • Assist in collection and processing of payments and purchase orders
  • Support property maintenance tasks and ensure completion
  • Build and maintain vendor relationships, manage invoicing and statements
  • Oversee lease and renewal process ensuring accuracy and compliance
  • Maintain renewal records and assist with marketing and leasing follow-up
  • Adhere to federal and state Fair Housing Laws and company policies ensuring legal compliance
