The Assistant Property Manager role at POAH Communities offers an exciting opportunity to contribute directly to the organization’s mission within a specific property, 920 On the Park, located in Troy, Michigan. This 297-unit subsidized senior housing community caters specifically to persons aged 62 and older as well as those with mobility impairments. The property sits in a desirable suburban neighborhood known for its excellent schools, safety, parks, and reasonable property taxes. Recent renovations on the site have enhanced kitchens, baths, and common areas, alongside efforts to improve energy efficiency through upgraded lighting and water conservation measures.
As an Assistant Property Manager, you will play a significant role in supporting the Property Manager with daily operational tasks, including maintenance program coordination, marketing and leasing activities, occupancy management, and tenant certifications. Experience with government-assisted and subsidized housing programs is crucial, as you will ensure compliance with HUD and state housing regulations, oversee safety and health standards, and assist with rent collection and tenant certifications using systems like Yardi. The position requires excellent interpersonal skills, a collaborative approach to fostering a harmonious community atmosphere, and proficiency in common office software.
This role demands flexibility, a positive attitude, and a strong willingness to learn and grow within the organization. Certified Tax Credit Specialist and/or Certified Occupancy Specialist credentials are preferred, enhancing your ability to manage compliance and occupancy challenges effectively. Job Requirements
- High school diploma or equivalent
- Experience in affordable housing management or related field
- Certification as a Tax Credit Specialist and/or Certified Occupancy Specialist preferred
- Strong communication and organizational skills
- Ability to work in a team-oriented environment
- Proficiency with computer software including MS Office
- Knowledge of HUD and state housing regulations
- Demonstrated ability to assist in property operations and tenant relations
Job Qualifications
- Previous experience with government-assisted and subsidized housing programs
- Certified as a Tax Credit Specialist and/or Certified Occupancy Specialist
- Hands-on experience assisting in day-to-day operations, maintenance, marketing and leasing activities, occupancy and tenant certifications
- Strong verbal, written and customer service communication skills
- Proficiency in MS-Word, Excel, and Outlook is a plus
- Familiarity with Yardi software
- Ability to foster a harmonious, cohesive atmosphere
- Flexibility, positive attitude, and team orientation
Job Duties
- Ensure systems are aligned within the parameters of HUD and state housing agency
- Guarantee all applicable regulations are in place or created to maximize resident and employee safety and health
- Make certain that all contracts are professionally prepared and that adequate engineering specifications are contractually incorporated for all major repair work
- Ensure that compliance with all Federal, State and Local laws are maintained
- Assist in collecting rents, processing move-ins/move-outs in the Yardi system, completing annual and interim certifications of households
- Work closely with other staff members who work in the property's office or who may also work in the maintenance area
