Tiello has partnered with a highly respected Commercial General Contractor based in Overland Park, KS, that is actively seeking an Assistant Preconstruction Manager to join their expanding team. The Assistant Preconstruction Manager role is an excellent opportunity for someone with experience as a Project Engineer, Assistant Estimator, Junior Estimator, or similar positions who is eager to advance within the field of estimating and preconstruction. This full-time position offers a competitive base salary ranging from $85,000 to $115,000, supplemented with a bonus and a comprehensive benefits package including a vehicle allowance, 401(k) plan, company profit-sharing bonus typically ranging from 10 to 20 percent, and additional full benefits.

The primary responsibility of the Assistant Preconstruction Manager is to support the preconstruction team by preparing conceptual as well as detailed cost estimates for commercial construction projects. The role involves collaborating closely with Project Managers, Operations personnel, Architects, Owners, and Subcontractors to ensure accuracy, efficiency, and value throughout the preconstruction process. Specific expertise in quantity takeoffs, material assessments, analyzing drawings and contract documents, and maintaining estimating databases will be essential to success. The candidate will also assist in bid day activities and proposal preparation, ensuring that estimates are competitive and comprehensive.

In addition to estimating duties, the Assistant Preconstruction Manager plays a vital role in subcontractor and vendor coordination by soliciting bids, reviewing proposals for scope and pricing completeness, and fostering strong relationships with subcontractors to support bid leveling and scope comparisons. This collaboration ensures that all aspects of the project are aligned with budgetary goals and quality standards.

Preconstruction responsibilities further include assistance with value engineering initiatives, support for budget development and cost planning, and coordination with project teams throughout preconstruction phases. The role concludes with participation in project turnover meetings to facilitate a smooth and successful transition from preconstruction into construction.

This role suits an individual who is self-motivated, organized, and has a strong desire to grow within the preconstruction field. Candidates with 2 to 5 years of commercial construction experience who have familiarity with commercial construction means and methods, excellent communication skills, and a strong ability to read and interpret construction drawings are ideal. While a Construction Management degree is preferred, it is not required.

Project experience in commercial general contracting, ground-up construction, healthcare, K-12 education facilities, government and municipal projects, community and nonprofit projects, multifamily housing, and commercial buildings will be highly regarded.
