The role available is for a Maintenance Technician at the Tulsa, Oklahoma location. This is a full-time position with a pay range starting at $17 per hour, depending on experience. The Maintenance Technician plays a critical part in preparing apartments for new residents and supporting ongoing maintenance tasks to ensure the property remains in optimal condition. The technician will be responsible for performing a wide range of maintenance duties from minor repairs to more complex tasks in and around the apartments and common areas.
Key responsibilities include conducting light maintenance repairs before new tenants move in, handling maintenance requests such as plumbing and appliance repairs, carpentry, painting, and roof maintenance. The technician will also maintain communal facilities including the leasing office, clubhouse, pool, laundry rooms, and exterior property areas such as fences. Regular upkeep of pool and Jacuzzi areas through chemical balance checks, cleaning, and system repairs is an essential part of the job.
Additional responsibilities extend to assessing larger maintenance needs such as gutters, parking lots, outdoor lighting, and carpet repairs. Seasonal duties include snow removal and ice melt application. The technician will assist the Property Manager by ordering necessary maintenance materials and supplies and may need to step in as a Lead Maintenance Technician when required.
This role demands physical capability to handle appliances, lift moderately heavy objects (up to 75 pounds), and perform various tasks like installing or repairing garbage disposals, light fixtures, doors, and major household appliances. The Maintenance Technician position requires working knowledge of light electrical and plumbing repairs and effective communication skills to interact professionally with residents, colleagues, and vendors.

Job Requirements
- Valid driver’s license and reliable transportation
- Six months related experience including light electrical and plumbing
- Ability to read, speak and understand English for business purposes
- Ability to read and write instructions, short correspondence, and memos
- Professional communication skills with residents, co-workers, and vendors
- Available for on-call
- Completion of pre-employment background check including criminal record, employment verification, and drug screen
Job Qualifications
- High school diploma or equivalent
- Six months related experience including light electrical and plumbing
- Ability to read, speak, and understand English for business purposes
- Ability to read and write instructions, memos, and service requests
- Professional communication skills to interact with residents, co-workers, and vendors
- Physically capable of lifting up to 75 pounds with assistance

- Willingness to be available for on-call duties
Job Duties
- Completing light maintenance repairs to prepare apartments for new residents
- Completing maintenance requests including plumbing repairs and replacements, major appliance repairs, carpentry, painting, and roof repairs
- Performing maintenance in leasing office, clubhouse, laundry rooms, models, pool areas, and property fences
- Maintaining pool and Jacuzzi areas including chemical checks, cleaning, and repairs
- Assessing extraordinary maintenance needs such as guttering, parking lot repairs, outdoor lighting, fences, and carpet damage
- Depositing ice-melt and shoveling snow during inclement weather
- Ordering maintenance materials, supplies, and products with approval of Property Manager
- Relaying or repairing carpeting
- Assuming responsibilities of Lead Maintenance Technician when necessary
- Completing all job-related tasks assigned by Property Manager or Property Supervisor
