The Assistant Community Manager - Affordable position is located in the Cedar Grove community, which consists of 288 residential units. This role is pivotal in supporting the overall property operations with a focus on compliance with affordable housing programs such as Low Income Housing Tax Credit (LIHTC) and HUD guidelines. The Assistant Community Manager will be responsible for elevating resident satisfaction and retention by providing excellent customer service and mentoring the leasing team. This position requires someone who is passionate about property management and ready to take the next step in their career by assuming leadership responsibilities, including oversight of daily operations and financial management.
In this role, the Assistant Community Manager will be involved in a variety of tasks ranging from financial duties like rent collection, invoice processing, and monthly financial reporting using Yardi software to affordable housing compliance tasks such as income verification and rent limit monitoring. Additionally, this role requires strong interpersonal skills to lease apartments effectively, respond to resident inquiries, and maintain positive relationships with housing authorities. The position offers an hourly wage in the range of $23.25 to $26.00, depending on skills and experience, and is a non-exempt role eligible for a comprehensive benefits package. Job Requirements
- Ability to work a flexible schedule including weekends, evenings, and some holidays
- valid driver’s license
- high school diploma or equivalent
- minimum of one year of residential leasing, sales, or property management experience
- minimum of one year of LIHTC experience
- strong math and accounting skills
- proficiency with Yardi software and Microsoft Office suite
- knowledge of federal, state, and local fair housing laws
Job Qualifications
- Minimum of one year of residential leasing, sales, and/or property management experience
- minimum of one year of LIHTC experience
- experience in leadership and supervising a staff preferred
- experience using Yardi or other property management accounting software
- strong knowledge of Microsoft Outlook, Word, and Excel
- strong math and accounting skills
- understanding of financial statements including budget and financial reports
- strong understanding of federal, state, and local fair housing laws and provisions
- high school diploma or equivalent
- Housing Credit Certified Professional (HCCP) designation preferred
- knowledge of Low Income Housing Tax Credit (LIHTC)
- knowledge of IRS 8823 guide and HUD 4350.3 manual
- Certified Occupancy Specialist (COS) or Certified Professional of Occupancy (CPO) designation preferred if HUD property
Job Duties
- Collect and post rent
- process invoices
- prepare monthly financial reports
- complete bank deposits and account reconciliations
- use Yardi software to manage property financials
- verify income and monitor rent limits for LIHTC and HUD programs
- prepare for inspections and maintain housing authority relationships
- lease apartments and respond to resident inquiries promptly
- promote resident satisfaction and retention
- mentor leasing team members
- support the Community Manager in daily operations
