The company is currently seeking an Assistant Property Manager to join their team at one of their properties. This role involves supporting the daily operations of the property alongside the Property Manager, ensuring compliance with regulatory requirements, and fostering positive resident relationships. The Assistant Property Manager will be responsible for various tasks including administrative duties, financial oversight, and resident services. This position requires someone dedicated to maintaining high standards of property management while promoting resident satisfaction and retention.

As part of the management team, the Assistant Property Manager will assist in ensuring adherence to the HUD 4350.3 Handbook guidelines, execute intervention strategies for compliance issues, prepare for regulatory reviews including REAC, EHS, MOR, and LIHTC audits, and collaborate with legal teams on rent collection and lease enforcement. Additionally, the individual will oversee lease renewals, manage accounting transactions such as rent deposits and purchase orders, and be the frontline contact for resident inquiries and service requests.

Job Requirements

  • High school diploma or equivalent
  • Minimum two years of relevant experience in affordable housing leasing or property management
  • Knowledge of HUD regulations and compliance standards
  • Proficiency with Yardi property management software
  • Strong communication and interpersonal skills
  • Ability to manage multiple tasks and work in a fast-paced environment
  • Commitment to providing excellent customer service
  • Ability to handle confidential tenant information responsibly

Job Qualifications

  • Two years of experience in affordable housing leasing or property management
  • Knowledge and experience in local residential market
  • Experience with EIV and Yardi
  • Proficient in Microsoft Office Suite
  • Strong written and verbal communication skills
  • Great customer service skills
  • Able to learn and work with property management applications
  • Quick learner with a positive attitude

Job Duties

  • Assist property manager to ensure compliance with HUD 4350.3 handbook
  • Execute intervention strategies for tenants non-compliant with lease or compliance requirements
  • Assist in preparation for REAC, EHS, MOR, investor site, and LIHTC reviews
  • Document lease violations and coordinate evictions
  • Promote resident satisfaction and retention by responding to questions, complaints, and requests promptly
  • Ensure maintenance team completes resident service requests
  • Assist tenants with requests, questions, problems, and complaints
  • Alert staff of move-ins, move-outs, and emergencies
  • Provide excellent customer service with a courteous and professional attitude
  • Track arrears regularly and follow up with tenants as per company policy
  • Oversee lease renewal program to maintain retention rate
  • Work with legal team to track rent payments
  • Oversee accounting transactions including rent collection, posting, and deposits
  • Create purchase orders using Yardi
  • Answer phone calls, messages, and emails promptly within 24 hours
  • Perform or assist with operations to maintain workflow and meet schedules
  • Perform other duties as needed
