Job Description
The Community Builders, Inc. (TCB) is a nationally recognized nonprofit real estate developer and owner dedicated to strengthening neighborhoods across the United States. The Assistant Community Manager role at The Community Builders, Inc. is a critical position responsible for supporting daily operations and compliance at multifamily housing properties. Reporting directly to the Community Manager, this role emphasizes leasing, tenant retention, compliance, and maximizing rental income while providing excellent customer service. The position involves a strong operational administrative component, requiring attention to regulatory compliance objectives to maintain program standards such as those set by the Code of Standards (COS) and Low-Income Housing Tax Credit (LIHTC) programs. Certification in COS and LIHTC is highly preferred, reflecting the organization's commitment to adhering to federal housing laws and policies.
Hired individuals will work five days a week in the office, underscoring the importance of hands-on management and team collaboration on-site. The Assistant Community Manager will assist with daily site operations, ensuring open communication with the Community Manager and other team members including Resident Specialists, Community Life coordinators, and Maintenance staff. The role demands proactive oversight of leasing and re-certification activities to maintain a 97% physical occupancy goal. The Assistant Community Manager will also handle applicant screening to enforce compliance with tenant selection plans and regulatory requirements, monitor market trends, and keep competitive market analyses up to date.
Financial responsibilities include coding invoices, posting rents, making deposits, and maintaining accurate resident ledgers. Monitoring rent balances and executing collections, including issuing late notices, are essential to maximizing rental income. Additionally, the role includes regular property inspections and coordinating maintenance issues to promote a clean and safe living environment. The Assistant Community Manager supports broader property management tasks such as business planning, budgeting, risk management, compliance reporting, and personnel supervision. They play a vital role in overseeing office functions and contribute to team building through recruitment, training, and performance management.

Job Requirements
- College degree or 3+ years progressive career path in residential property management, hotel, hospitality or retail management
- 2+ years experience in property management, hotel, hospitality or retail
- Knowledge of regulatory programs, policies and federal housing laws and guidelines
- Strong Microsoft Word, Excel, Outlook and Yardi or other industry software experience
- Proven excellent customer service skills

Job Duties
- Assist with daily site operations, keep open communication with Community Manager and staff regarding issues
- Monitor, direct and track leasing, retention and re-certifications to meet 97% occupancy goal
- Prepare re-certifications, leasing applications, verifications, occupancy agreements and reports
- Screen applicants for compliance with Tenant Selection Plan and regulatory requirements
- Keep informed of market conditions and update competitive market analysis quarterly
- Enter and code invoices, post rents, make deposits, maintain accurate resident ledgers
- Monitor rent balances, collect rents, send late or quit notices as required
- Participate in managing business goals, budgeting, risk management, physical assets, maintenance, compliance, reporting and personnel management
- Oversee office functions including office hours, filing, computer systems and reports
- Inspect property, pick up litter, report issues to Maintenance Manager
- Handle resident issues and concerns, partner with Community Manager as needed
- Inspect market ready units for acceptance to lease and resident move in
- Assist in recruitment, training, supervision and motivation of team members
- Perform other required duties
