The role of Assistant Community Manager is vital in ensuring the smooth operation of residential properties, specifically in managing leasing activities, compliance with regulatory standards, and enhancing resident satisfaction. This position operates under the direct supervision of a Community Manager and carries a strong focus on administrative functions and meeting compliance objectives. It requires diligent attention to resident retention strategies and commitment to delivering a high-quality living experience for those in the community.

The specific project assigned is 900 Morrissey, a residential development consisting of 99 Project Based Voucher apartments devoted exclusively to formerly homeless individuals. This unique initiative represents a joint collaboration between The Community Builders and the Pine Street Inn, combining resources to provide stable housing solutions and promote positive outcomes for residents. The Assistant Community Manager will play a key role in this partnership by coordinating operations and supporting the mission to uplift the community.

Key responsibilities include managing tenant leasing cycles, screening applications, preparing legal documentation, monitoring rent collections, and maintaining accurate financial records. An understanding of regulatory programs such as COS and LIHTC is highly preferred, highlighting the importance of compliance in this role. Moreover, the position demands physical presence at the Boston, MA location five days a week, underscoring the need for onsite leadership and direct interaction with residents and staff alike.

Beyond operational tasks, this role involves collaboration with various departments—including Resident Specialists, Community Life, and Maintenance staff—to address site needs effectively and proactively. The Assistant Community Manager is expected to contribute to tenant retention efforts, market analysis, and property inspections, ensuring that the property remains well-maintained and welcoming.

The ideal candidate possesses a college degree or equivalent experience in property or hospitality management, coupled with solid familiarity with federal housing laws and programs. Strong communication skills, customer service excellence, and proficiency in software platforms like Microsoft Office Suite and Yardi are essential for success. Job Requirements

  • College degree or equivalent experience
  • Minimum two years property management or related experience
  • Knowledge of federal housing laws and regulatory compliance
  • Proficiency with Microsoft Office and property management software
  • Strong customer service and communication skills
  • Ability to work five days a week in the Boston, MA office
  • Ability to handle multiple operational tasks
  • Certification in COS and LIHTC strongly preferred

Job Qualifications

  • College degree or three plus years progressive experience in residential property management, hotel, hospitality or retail management
  • Two plus years experience in property management, hotel, hospitality or retail
  • Industry designations like COS, LIHTC, ARM preferred
  • Knowledge of regulatory programs, policies and federal housing laws
  • Strong Microsoft Word, Excel, Outlook and Yardi or similar software experience
  • Proven excellent customer service skills

Job Duties

  • Assist with daily site operations and maintain communication with staff
  • Monitor leasing, retention, and re-certifications to achieve 97% occupancy
  • Prepare re-certifications, leasing applications, verifications, occupancy agreements, and reports
  • Screen applicants to ensure compliance with Tenant Selection Plan and regulations
  • Update competitive market analysis quarterly
  • Enter and code invoices, post rents, make deposits, maintain resident ledgers
  • Monitor rent balances, collect rents, send late or quit notices
  • Participate in managing business goals, budgeting, risk management, physical assets, maintenance, compliance, reporting, and personnel management
  • Oversee office functions including hours, filing, computer systems, and reports
  • Inspect property, pick up litter, report issues
  • Handle resident issues and concerns
  • Inspect market ready units for lease and move-in acceptance
  • Assist in recruitment, training, supervision, motivation of team members
  • Perform other duties as required
