The Area Director of Sales role at PAH Management is a critical leadership position focused on driving strategic and tactical sales initiatives for a portfolio of hotels across Louisiana. This full-time exempt position reports directly to the Regional Director of Sales and Revenue and is geographically centered in the Louisiana market. The job requires regular travel, often ranging from 40% to 60%, including overnight stays to effectively manage multiple properties within the assigned region. To fulfill this role, candidates must reside in Louisiana and live within reasonable proximity to the hotels they will oversee.

In this role, the Area Director of Sales is tasked with executing comprehensive sales strategies that enhance room revenue, profitability, and market share. This leader collaborates closely with hotel management and corporate teams to set and meet ambitious revenue goals. The responsibilities include leading property-level sales efforts, strengthening accountability for sales outcomes, and expanding business transient and group revenues. The position is accountable for boosting overall hotel profitability by focusing on key metrics such as total room revenue, RevPAR (Revenue Per Available Room), ADR (Average Daily Rate), occupancy rates, and penetration into negotiated corporate and local accounts.

The Area Director will conduct regular property visits and sales calls to monitor pipeline health, account performance, and current market conditions. They will analyze STR reports, booking pace data, market share standings, and competitor benchmarks to identify new opportunities and mitigate risks. Proactive sales activities such as prospecting, client meetings, site visits, and targeted follow-ups form an essential part of the role to bring in new qualified business and shift profitable accounts from competitors to PAH-managed properties.

This leadership position demands a high level of proficiency in using various sales and property management systems including Delphi, CVENT, CRM platforms, and GDS channels. The Area Director will also support brand-specific initiatives for Marriott and Hilton, participating in pricing, RFPs (Request For Proposals), renewals, and marketing programs aimed at maximizing account retention and revenue growth. One of the vital duties is coaching and developing sales managers and team members, setting clear performance goals, and taking corrective actions when needed to maintain a high-performing sales organization.

The role requires analytical acumen to interpret financial, market, and sales data, translating findings into actionable sales strategies. Collaboration with general managers, revenue managers, brand representatives, and operational teams is critical to align sales efforts with overall business objectives and service delivery standards. The Area Director is also expected to uphold PAH’s sales policies, ethical business practices, and compliance requirements consistently.

Job Requirements

  • Minimum of six years of progressive hotel sales experience, including at least two years in an area director, regional director, complex director, or comparable multi-property sales leadership role
  • Demonstrated success leading hotel sales teams and improving revenue, market share, account production, and sales execution across multiple properties
  • Prior supervisory experience, including coaching, performance management, recruiting, onboarding, and employee development
  • Experience with Marriott or Hilton branded hotels and a working understanding of select-service and extended-stay hotel sales strategies
  • Strong analytical skills with the ability to interpret financial, revenue, market-share, pace, production, and segmentation data and convert findings into action
  • Ability and willingness to travel regularly throughout Louisiana, including overnight travel
  • Valid driver’s license, reliable transportation, and the ability to meet PAH travel requirements
  • Proficiency with Microsoft Word, Excel, PowerPoint, Outlook, and virtual meeting platforms
  • Excellent written, verbal, presentation, organization, negotiation, and relationship-management skills
  • Ability to manage multiple hotels, priorities, deadlines, and stakeholders with limited supervision

Job Qualifications

  • Bachelor’s degree in hospitality, business, marketing, or a related field, or an equivalent combination of education and experience
  • Experience with Delphi, CVENT, Kalibri Labs, STR or STAR reports, Marriott and Hilton sales systems, brand RFP platforms, GDS channels, and hotel property management systems
  • Knowledge of revenue management principles, segmentation, pricing, displacement, forecasting, budgeting, and hotel performance reporting
  • Experience supporting annual business transient pricing, local negotiated rates, group strategy, extended-stay demand, and account renewal processes

Job Duties

  • Conduct structured weekly sales calls and regular property visits to review activity, production, pace, conversion, account performance, pipeline health, market conditions, and action-plan execution
  • Analyze STR reports, Kalibri Labs data, booking pace, market share, RevPAR index, ADR index, occupancy index, budgets, forecasts, segmentation trends, and competitive performance to identify opportunities and risks
  • Drive proactive sales activity, including proactive prospecting, account research, client appointments, site visits, sales blitzes, market drives, networking, and targeted follow-up
  • Grow special corporate, local negotiated rate, group, extended-stay, government, healthcare, pharmaceutical, sports, SMERF, project, training, relocation, and other qualified negotiated business
  • Identify accounts producing at competing hotels and create strategies to shift profitable room nights and revenue into PAH-managed properties
  • Ensure consistent and accurate use of Delphi, CVENT, brand sales systems, CRM platforms, GDS channels, RFP tools, property management systems, and PAH-required reporting tools
  • Execute sales activities, lead response, account production, conversion, booking pace, need dates, lost business, tentative and definite group pace, and team productivity, intervening promptly when results fall below expectations
