Job Description
Highgate Hotels is a leading real estate investment and hospitality management company with over 30 years of experience and more than $15 billion in assets under management. The company boasts a diverse global portfolio spanning over 400 hotels across North America, Europe, the Caribbean, and Latin America. Highgate has earned its reputation as an innovator in the hospitality industry by providing expert guidance throughout all stages of the property cycle, including planning, development, recapitalization, and disposition. Their approach integrates cutting-edge revenue management tools that detect and predict market dynamics to drive superior performance and maximize asset value. With a seasoned executive team and worldwide corporate offices, Highgate is a trusted partner for top ownership groups and renowned hotel brands. Their portfolio includes a blend of bespoke lifestyle brands, legacy brands, and independent hotels, all featuring contemporary programming and strong digital capabilities.
The position of Area Director of Sales & Marketing at Highgate is a key role focused on driving top-line revenue growth for multiple hotels within a market area. Based at Courtyard Dayton in Dayton, OH, this role blends hands-on leadership of the primary hotel's sales and marketing with oversight of additional market hotels' sales initiatives. The Area Director of Sales & Marketing is responsible for spearheading revenue strategies across traditional sales segments such as group bookings and volume transient business. This includes directing property sales teams to meet or exceed budgeted revenue targets, while continuously analyzing market trends, competitive landscapes, and market share fluctuations to adjust strategies effectively.
This role also entails the development and execution of marketing communications plans that strengthen the hotels' market positioning and enhance brand awareness. Managing the sales and marketing budget is another critical component, ensuring spending aligns with revenue goals. The Area Director serves as a key liaison, acting as the voice of the customer across organizational levels to communicate issues and opportunities. A deep understanding of various hotel operational and financial metrics such as Smith Travel Research data, P&L statements, group pace, and forecasting is essential. Furthermore, the individual must be adept at interpreting demand generators, supply-demand dynamics, and external economic factors influencing performance.
The role requires comprehensive competitive analysis, including SWOT evaluations and assessing new supply in the market, to develop targeted market penetration strategies. Establishing effective sales deployment and market assignments, developing key segment strategies, and managing relationships with key accounts, including ownership groups and asset managers, are core responsibilities. The position provides an excellent career advancement opportunity, allowing the successful candidate to gain experience in multi-hotel oversight as a precursor to larger regional roles. Strong communication, presentation, and interpersonal skills, combined with strategic sales leadership capabilities, are imperative for success.
