Job Description

Southern, a renowned property management company specializing in residential communities, seeks to enhance its maintenance team by hiring a dedicated and skilled apartment maintenance service technician. This company is well-regarded for managing a variety of properties with a focus on creating safe, comfortable, and well-maintained living environments for its residents. Southern values professionalism, expertise, and reliability, offering a work culture that encourages growth, learning, and community integration. They have a reputation for maintaining high standards in property upkeep, safety compliance, and customer service, making them a prominent employer in the property management sector.

The role of Apartment Maintenance Service Technician at Southern is a full-time position offering competitive compensation ranging from $22.96 to $32.41 per hour. This position also provides employees with a valuable 50 percent live-on discount, allowing team members to enjoy reduced living expenses within the managed communities. The technician will play a crucial role in ensuring that the physical assets of Southern's properties meet high company standards as well as all applicable laws and regulations. The ideal candidate is a professional with extensive experience in property maintenance, holding advanced skills in HVAC systems (specifically Universal CFC certification), plumbing, and electrical repairs. Equally important is reliability and availability to participate in an on-call rotating schedule to handle urgent maintenance issues that arise.

In this hands-on role, the technician will be responsible for the diagnosis, repair, and servicing of various systems including HVAC units, electrical wiring and components, plumbing fixtures and piping, carpentry tasks, drywall repair, exterior structure maintenance, tile replacement, masonry work, and appliance repairs. The job demands an individual who is well-versed in troubleshooting and fixing complex maintenance problems efficiently and with high quality, all while maintaining safety standards and ensuring documentation practices align with internal quality control guidelines.

Southern expects its technicians to deliver exceptional customer service and maintain clear and accurate records of service requests and repairs. The technician will be keeping an inventory of supplies to ensure that routine repairs and preventive maintenance can be carried out effectively. Preventive maintenance is a core responsibility, including scheduled inspections of fan coil and convector HVAC units and other critical infrastructure elements.

The role requires strong communication skills, both written and verbal, enabling smooth coordination with supervisors, residents, and fellow team members. Technological competency is necessary to utilize maintenance software and tools efficiently. Physical requirements include the ability to lift up to 80 pounds to the shoulder and carry, emphasizing the physical nature of the job. Safety consciousness and awareness of occupational hazards are imperative in upholding Southern's commitment to a safe working environment.

Furthermore, the candidate must possess a valid driver's license and reliably own a vehicle to meet the demands of the position, which includes responding promptly to emergency maintenance needs in an on-call capacity. This role demands versatility; technicians will be performing an extensive range of duties from unclogging drains to repairing water heaters, handling electrical systems safely up to 277 volts and 200 amps, conducting carpentry work such as installing stair treads and repairing wood flooring, to working with ceramic tiles, drywall, and various bathroom fixtures.

Joining Southern means becoming part of a community-oriented company that not only focuses on property management excellence but also fosters employee growth through comprehensive benefits and continuing education opportunities. It's an opportunity to apply expert skills in a supportive environment devoted to quality and resident satisfaction, with the added bonus of a reduced rent living option providing financial relief and convenience.
