We are currently seeking a full-time Service Technician to join our dedicated team. This role is essential in maintaining the physical assets of our communities in compliance with company standards and applicable laws. The ideal candidate will bring a whatever-it-takes approach to troubleshooting and repairing a variety of maintenance issues across multiple trades including HVAC, electrical, plumbing, carpentry, drywall, masonry, and appliance repair. The Service Technician plays a pivotal role in ensuring operational integrity and resident satisfaction through timely and effective maintenance service.
In this position, the technician is responsible for diagnosing and repairing HVAC systems, performing preventive maintenance on fan coil and convector units, addressing electrical repairs safely up to specified voltage limits, and maintaining plumbing systems including unclogging drains and repairing water heaters. Carpentry duties include repairing cabinets, doors, flooring, trim, and installing various fittings and security measures. The role also involves drywall and ceramic tile repair, moisture damage remediation, and maintaining outdoor grounds and drainage.
Beyond technical expertise, the technician must demonstrate superb customer service, strong communication skills, and the ability to keep accurate records. Safety consciousness and adherence to quality standards are paramount. The job also requires participation in an on-call rotation to handle emergency maintenance needs promptly. Job Requirements
- Seven years of experience in maintenance-related field(s)
- Completion of all basic maintenance classes and on-the-job training within one year of hire date

- Ability to lift 80 pounds to the shoulder and carry
- Working knowledge of boiler room components
- Ability to safely complete work on 277 volts electrical systems
- Skilled in unclogging drains and repairing plumbing fixtures and piping
- Experienced in repairing and replacing wood cabinets, doors, flooring, and trim
- Proficient in drywall repair and ceramic tile replacement
- Ability to properly address moisture-damaged materials
- Skilled in installing bathroom fixtures
Job Duties
- Address follow up and document service requests
- Maintain an inventory of adequate supplies
- Diagnose HVAC problems and repair or replace components as needed
- Perform preventive maintenance on fan coil and convector HVAC units
- Complete additional preventive maintenance inspections as scheduled
- Participate in on-call rotation as scheduled
- Make repairs to grounds and drainage
- Ensure all work and documentation comply with internal quality control standards
- Maintain personal supply of tools as designated by SMC's Tool Checklist
- Address emergency maintenance as needed
- Perform other duties as assigned by manager or supervisor
- Contribute to community and company engagement efforts
