The Grounds Maintenance position at Mahaffey Apartment Company and Carlton Arms at Winter Park is a full-time role reporting directly to the Grounds Supervisor and/or Maintenance Supervisor. The role is classified as non-exempt under the Fair Labor Standards Act (FLSA), meaning employees are eligible for overtime pay. This position involves a broad spectrum of duties focused on the upkeep and beautification of the property grounds. The successful candidate will be a proactive team player with a positive attitude who maintains effective communication with supervisors, coworkers, and residents. Responsibilities include everything from basic trash collection and patio cleaning to more specialized tasks such as operating various landscaping equipment, repairing irrigation systems, and applying pesticides safely and effectively.
The role demands a hands-on, physically active individual who can handle a variety of tools and machines, such as tractors, forklifts, and pressure washers. Regular maintenance of small hand tools, cleaning dumpster areas, and handling chemical applications in compliance with safety protocols are critical parts of the position. In addition, regular tasks involve planting and trimming vegetation, mowing lawns, clearing debris from patios and fences, and making minor asphalt repairs. The ability to climb ladders, operate chainsaws, and handle light construction tasks like digging for water or sewer line repairs is essential for this job.
The position offers a structured workweek, typically Monday through Friday from 8 am to 5 pm, with the expectation for occasional additional hours as directed. - spraying insecticides and maintaining the spray rig
- climbing and working from a ladder for certain jobs
- operating a chain saw
- digging to repair broken water and sewer lines
- making minor asphalt repairs to streets
- painting patios/balconies
- maintaining good communication and positive attitude with co-workers, residents and management
