Job Description

The Turn Specialist is an essential role within JBNC’s housing team, primarily focused on preparing vacant housing units for new residents. This hands-on position involves the detailed cleaning, repairing, painting, and upgrading of apartments to ensure they meet the organization’s high standards for move-in readiness. The Turn Specialist will engage in practical work such as drywall patching, painting, flooring repair, and the replacement of doors, locks, cabinetry, and hardware. In addition, testing and maintenance of appliances, plumbing, electrical systems, and HVAC units are critical to this role’s success. This role requires a balance of technical skills, an eye for detail, and a commitment to quality, as the specialist will conduct thorough quality-control inspections and collaborate with maintenance technicians and property managers to address more complex repairs. Given the nature of the work, the Turn Specialist must be adaptable, capable of working independently, and ready to respond to emergency maintenance needs, including participation in a rotating on-call schedule. This full-time, non-exempt position is primarily based at JBNC's facility but involves frequent travel (approximately 80 percent) between various properties owned or managed by the organization. The role’s dynamic schedule may include work during evenings, weekends, holidays, and emergency situations, requiring flexibility and dedication. Job Requirements

  • High school diploma or equivalent experience
  • at least 1 year of experience in residential maintenance, facilities, or unit turnover work
  • working knowledge of basic carpentry, plumbing, electrical, painting, and appliance repair
  • valid driver's license and ability to travel between properties
  • ability to lift up to 50 lbs and perform physical work including bending, climbing, and standing for extended periods
  • strong communication skills and ability to work independently and as part of a team
  • flexibility to work evenings, weekends, holidays, or emergency calls as needed

Job Duties

  • Prepare vacant apartments for new residents by cleaning, repairing, and refreshing units after move-out
  • patch drywall, paint walls, replace flooring sections, and complete cosmetic upgrades
  • repair or replace doors, locks, cabinetry, and hardware as needed
  • test and maintain appliances, plumbing, electrical, and HVAC systems to ensure proper function
  • perform quality-control inspections to ensure units meet JBNC and housing quality standards
  • document completed work and meet assigned turnaround timelines to minimize vacancy
  • collaborate with maintenance technicians and property managers on larger or specialized repairs
  • assist with emergency maintenance and other property support tasks when needed
  • travel regularly between JBNC properties using organization vehicles
