This particular role involves overseeing and performing essential technical and mechanical maintenance to ensure that the interior and exterior of buildings, grounds, amenities, and communal areas consistently meet Greystar's rigorous standards for cleanliness, appearance, safety, and operational functionality. The incumbent will handle work orders derived from resident requests, conduct routine upkeep of the community, and troubleshoot or repair issues based on the organization's established protocols and safety regulations. A core part of the job includes managing the "make-ready" process for vacant units, ensuring these homes are tenant-ready through inspections, coordinating necessary repairs, scheduling contractors, procuring materials, and verifying the quality of completed work. By developing and enforcing standards for cleanliness and aesthetics across multiple community assets, including building exteriors, unit interiors, common areas, and amenities, the role helps maintain a high-quality living experience and protect the community's image.

Responsibilities extend to supervising the work of other service team members and external contractors or vendors to ensure that all work complies with company policies, quality standards, and contractual specifications. Inventory control is also crucial; maintaining sufficient stocks of maintenance materials and ensuring budget adherence via prudent purchasing decisions is expected. Preventative maintenance plays an important role, with monthly schedules designed to uphold building systems and avoid costly repairs. The role supports budgeting processes, particularly concerning routine repairs and capital projects, while embracing cost-cutting initiatives such as repairing instead of replacing parts when feasible. Safety is emphasized, requiring the regular conduction of safety meetings, maintaining compliance with OSHA regulations, and ensuring that hazardous material data sheets are current and accessible.

Equally important is the role's customer service aspect, which demands courteous, professional interactions with residents, clients, and team members, addressing maintenance-related inquiries and complaints promptly and effectively. Job Requirements

  • High school diploma or GED
  • Experience in property management maintenance or related building trade
  • Must provide own hand tools unless prohibited
  • Skilled in safe use and maintenance of hand tools, power tools, mechanical equipment
  • Ability to apply principles of logical thinking to define and correct problems
  • Proficiency in customer service and interpersonal communication
  • Ability to read, write, and communicate effectively to represent company management
  • Proficiency in internet, word processing, spreadsheet, and database programs
  • Mathematical skills to add, subtract, multiply, and divide numbers and fractions
  • EPA certifications Type I and II or Universal if working on sealed HVAC systems
  • Must have all required state and local certifications
  • Valid driver’s license if required
  • Ability to stand, walk, sit for extended periods
  • Ability to bend, stoop, climb ladders, reach, carry objects, crawl in confined spaces
  • Ability to work in all weather conditions
  • Ability to lift and maneuver weights up to 25 pounds independently and 50 pounds with assistance
  • Must be able to travel locally for business meetings or trainings
  • Must be able to work a flexible schedule including evenings, weekends, and holidays

Job Qualifications

  • High school diploma or GED
  • Experience in property management maintenance or related trade
  • Knowledge and skill in safe use of hand and power tools
  • Ability to apply logical thinking to solve problems
  • Proficiency in customer service and communication skills
  • Ability to read, write, and communicate effectively
  • Proficiency with internet, word processing, spreadsheet and database programs
  • Mathematical skills for handling financial and administrative documents
  • EPA certifications Type I and II or Universal for HVAC if applicable
  • Certifications required by state and local jurisdictions
  • Valid driver’s license if operating a golf cart on property

Job Duties

  • Assists and completes work orders generated from resident requests for service
  • Oversees and completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins
  • Develops standards for cleanliness and overall appearance of community grounds, amenities, building exteriors, and common areas
  • Periodically inspects work performed by service team members and develops corrective action plans
  • Inspects work of contractors, vendors, and other service providers to verify quality and compliance
  • Maintains inventory of spare parts and maintenance materials and orders supplies as needed
  • Completes monthly preventative maintenance procedures
  • Assists Community Manager in developing budgets for repairs and capital projects
  • Supports cost-cutting and expense control programs
  • Conducts scheduled safety meetings and ensures compliance with OSHA and safety laws
  • Demonstrates customer service skills by treating residents and others with respect and responding to maintenance requests promptly
