The role of Service Manager BTR at BH is a critical leadership position reporting to the Community Manager BTR, responsible for coordinating and overseeing maintenance and repair operations across multiple Build to Rent communities. The Service Manager will manage daily maintenance employee schedules, assign and supervise work, and ensure the upkeep and safety of building facilities. This position involves regular site visits to one to four communities per week and requires a hands-on approach to managing maintenance tasks and liability hazards.

The Service Manager takes accountability for maintaining inventory of repair supplies and monitoring the monthly maintenance budget, as well as facilitating communication between maintenance staff and property management. This role may involve responsibilities relating to new construction or modification of existing properties, demanding knowledge of various trades such as HVAC, plumbing, electrical work, roofing, and structural repairs. Maintaining the grounds and appearance of the properties, as well as ensuring the security of tools and equipment, are key components of this job.

Ideal candidates will possess strong organizational and communication skills, demonstrating the ability to use independent judgment to prioritize tasks and respond to emergencies expediently. The role requires a proactive attitude towards safety training, employee development, and participation in property safety audits. The Service Manager will work onsite predominantly but may also have the flexibility to work remotely as needed.

To succeed in this role, the candidate must hold certifications including HVAC, EPA Type II certification for domestic HVAC systems, and Certified Pool Operator (CPO). Experience with supply purchasing, bidding, and knowledge of microbial growth is advantageous. Physical demands of the job include lifting up to 50 pounds, frequent movement, and exposure to various weather conditions. The position is full-time and onsite, with a work schedule from Monday to Friday, including potential overtime and on-call shifts to meet business requirements.

Job Requirements

  • Minimum of two years experience in progressive maintenance and safety
  • Heating and air conditioning expertise
  • Construction background including foundations, framing, roofing, plumbing, and electrical
  • Knowledge of building maintenance, repair, preventative maintenance programs
  • Ability to work remotely if necessary
  • Own industry-specific hand tools
  • Valid driver’s license and reliable transportation
  • Ability to travel and work onsite up to 95% of the time
  • HVAC certification
  • EPA Type II certification
  • Certified Pool Operator (CPO) certification
  • CAMT preferred or ability to obtain within first year
  • Ability to work Monday-Friday with potential overtime and on-call duties
  • Physical ability to lift 50 pounds, stand, walk, bend, stoop, crawl, climb stairs
  • Exposure to all weather conditions

  • Basic computer skills relevant to job functions
  • Ability to work independently with minimal supervision and excellent time management

Job Duties

  • Complete weekly and daily maintenance employee schedules, communicate assignments to maintenance staff, assist with property tours to identify maintenance and liability hazards, repair hazards or assign to maintenance team
  • Use personal vehicle for transportation of tools, no golf carts allowed on site
  • Exercise independent judgment in determining actions, priorities, and emergencies following prescribed procedures
  • Oversee daily upkeep of grounds and property appearance, assist with interior and exterior rehabilitation and construction projects
  • Maintain security and upkeep of all property-issued tools
  • Stay informed on industry issues, government regulations, and maintenance procedures, integrate into planning and decision-making
  • Participate in site staffing needs with Community Manager Build to Rent
  • Assess training needs, provide input for training programs, coordinate safety and skill training sessions
  • Assist with written property safety audits
  • Perform other assigned duties
