The Service Manager Build to Rent (BTR) role at BH is a pivotal position responsible for coordinating and overseeing the maintenance and repair work across multiple communities concurrently – typically ranging from one to four sites. Reporting directly to the Community Manager BTR, the Service Manager is charged with managing teams responsible for the upkeep and enhancement of the property infrastructures. This involves preparing work schedules, assigning tasks, supervising the quality and completion of maintenance work, and ensuring that safety and operational standards are consistently met. The role supports various maintenance activities including new construction projects, property modifications, and routine preventive maintenance, all while maintaining a strong focus on customer service for both internal teams and external residents.
The Service Manager is expected to be hands-on, making regular site visits and using independent judgment to prioritize repairs and identify liability hazards promptly. They are also responsible for inventory management ensuring an adequate supply of maintenance materials and tools, while actively monitoring the monthly maintenance budget. The ability to interact effectively with vendors for warranty claims, coordinate training for maintenance staff, and maintain compliance with relevant industry regulations form core aspects of this position. The role demands highly organized, motivated individuals capable of working under minimal supervision, possessing excellent time management and communication skills. Job Requirements
- Minimum of two years experience in maintenance safety heating and air conditioning construction including foundations framing roofing plumbing and electrical
- Ability to work remotely if necessary
- Positive motivating and team-oriented attitude
- Strong organization skills managing warranty requests with multiple vendors
- Basic computer knowledge
- Ability to work independently with excellent time management and priority skills
- Strong communication and interpersonal skills
- Ability to work with diverse groups and customers
- Provide own industry specific hand tools
- Valid driver’s license and reliable transportation
- Ability to travel onsite up to 95 percent of the time
- HVAC certification
- EPA Certification Type II domestic HVAC systems
- Certified Pool Operator CPO
- CAMT preferred or ability to obtain within first year
- HVAC supply purchasing and bidding experience helpful
- EPA 410A certification preferred or ability to obtain within first year
- Knowledge of microbial growth a plus

Job Duties
- Complete weekly and daily maintenance employee schedules communicating assignments to maintenance staff while touring property to identify needed maintenance and hazards
- Repair hazards or assign tasks to maintenance team
- Use personal vehicle for transportation of tools
- Exhibit strong independent judgment to determine actions priorities and emergencies
- Maintain daily upkeep of grounds and property appearance including interior and exterior rehabilitation and construction projects
- Manage upkeep and security of property-issued tools
- Stay updated on industry issues and regulations related to maintenance procedures and incorporate into planning
- Participate in site staffing needs with Community Manager
- Assess training needs provide input and coordinate safety and skill training for maintenance employees
- Perform other duties as assigned
