The Service Manager role at BH is a key leadership position responsible for overseeing maintenance and repair operations for communities up to 299 units. Reporting directly to the Community Manager, the Service Manager will coordinate a team that handles building and facility repairs, maintenance scheduling, safety training, and inventory management. This role demands a hands-on leader skilled in managing complex maintenance tasks, ensuring compliance with safety regulations, and driving resident satisfaction through effective property upkeep.

As a Service Manager, you will be tasked with preparing work schedules, assigning specific maintenance duties, and supervising the quality of work delivered by the maintenance team. The role also involves supporting new construction projects or modifications to existing properties when required. Integral to the position is budget monitoring for monthly maintenance supplies and the strategic allocation of resources to maximize operational efficiency.

A strong emphasis is placed on safety and compliance. The Service Manager ensures all employees receive appropriate safety training and adhere to Occupational Safety and Health Administration (OSHA) standards, as well as federal, state, and local regulations. Maintaining a safe working environment is crucial, including conducting regular safety audits and property inspections to identify potential hazards and mitigate liability risks.

Your responsibilities will extend to the management of mechanical maintenance, including installation, repair, replacement, and cleaning of equipment. The role requires mechanical expertise and the ability to use various tools and technologies relevant to property maintenance. You will also oversee preventative maintenance programs, ensuring they are rigorously implemented, documented, and followed according to BH’s standards.

This role demands excellent organizational and communication skills, as you will be representing BH to residents and stakeholders with professionalism and courtesy. You will handle on-call duties, respond promptly to resident requests, and foster a responsive, service-oriented team atmosphere. The job is full-time and onsite, with a work schedule primarily from Monday to Friday, though flexibility is required to accommodate overtime and on-call rotations. Job Requirements

  • Minimum of four years of progressive maintenance and safety experience
  • ability to manage up to 299 units in one community
  • advanced computer skills with industry-specific technology
  • capacity to perform manual, task-oriented work independently and assign tasks to a team
  • high school diploma is preferred
  • valid certifications including EPA Core, Type I-Appliances, Type II-HVAC, Certified Pool Operator
  • must provide own industry-specific hand tools
  • ability to lift at least 50 pounds
  • full range of motion including standing, walking, bending, stooping, crawling, and climbing stairs
  • willingness to work in all weather conditions
  • operate motor equipment or vehicles onsite if applicable
  • ability to travel locally or overnight via automobile or airplane as required

Job Duties

  • Complete maintenance employee schedules and communicate assignments to maintenance staff
  • participate in site staffing needs with the Community Manager
  • assess training needs of employees and coordinate appropriate training
  • ensure safety and skill training for maintenance employees and assist with property safety audits
  • conduct daily property and grounds inspections to identify maintenance and liability hazards and ensure timely completion of repairs
  • comply with OSHA and other safety regulations
  • inspect, maintain, install, repair, replace, and clean mechanical equipment and components
  • assist in implementing and documenting preventative maintenance programs
  • ensure team understanding and compliance with company policies and procedures
  • maintain and secure all property-issued tools
  • share on-call responsibilities and respond to resident requests
  • perform other duties as assigned
