Job Requirements
- Minimum of four years of progressive maintenance and safety experience
- Experience managing properties up to 299 units
- Advanced computer skills and use of industry-specific technology
- Ability to perform manual, task-oriented work and prioritize tasks independently
- High school diploma is a plus
- Certifications required: EPA Core, Type I-Appliances, Type II-HAVC, Certified Pool Operator
- Own industry-specific hand tools
- Ability to lift at least 50 pounds
- Full range of motion including standing, walking, bending, stooping, crawling, climbing stairs
- Exposure to various weather conditions
- Ability to operate motor vehicles and equipment onsite if applicable
- Ability and means to travel locally and overnight by automobile and airplane as needed
Job Qualifications

Job Duties
- Complete maintenance employee schedules using independent judgment
- Communicate work assignments to maintenance staff
- Participate in site staffing decisions with the Community Manager
- Assess training needs and coordinate training programs for maintenance employees
- Oversee safety and skill training for maintenance staff
- Conduct daily property and grounds inspections to identify maintenance and safety issues
- Assign repairs and replacements ensuring completion within company standards
- Monitor resident satisfaction related to maintenance services and ensure follow-up
- Comply with OSHA and local code regulations
- Inspect, maintain, repair, install, and clean mechanical equipment and components
- Assist with implementation and documentation of preventive maintenance programs
- Maintain understanding and ensure compliance with company policies and procedures
- Manage maintenance and security of property-issued tools
- Share on-call responsibilities including responses to resident requests and inclement weather conditions
- Perform other duties as assigned
