Job Requirements

  • Minimum of four years of progressive maintenance and safety experience
  • Experience managing properties up to 299 units
  • Advanced computer skills and use of industry-specific technology
  • Ability to perform manual, task-oriented work and prioritize tasks independently
  • High school diploma is a plus
  • Certifications required: EPA Core, Type I-Appliances, Type II-HAVC, Certified Pool Operator
  • Own industry-specific hand tools
  • Ability to lift at least 50 pounds
  • Full range of motion including standing, walking, bending, stooping, crawling, climbing stairs
  • Exposure to various weather conditions
  • Ability to operate motor vehicles and equipment onsite if applicable
  • Ability and means to travel locally and overnight by automobile and airplane as needed

Job Qualifications

Job Duties

  • Complete maintenance employee schedules using independent judgment
  • Communicate work assignments to maintenance staff
  • Participate in site staffing decisions with the Community Manager
  • Assess training needs and coordinate training programs for maintenance employees
  • Oversee safety and skill training for maintenance staff
  • Conduct daily property and grounds inspections to identify maintenance and safety issues
  • Assign repairs and replacements ensuring completion within company standards
  • Monitor resident satisfaction related to maintenance services and ensure follow-up
  • Comply with OSHA and local code regulations
  • Inspect, maintain, repair, install, and clean mechanical equipment and components
  • Assist with implementation and documentation of preventive maintenance programs
  • Maintain understanding and ensure compliance with company policies and procedures
  • Manage maintenance and security of property-issued tools
  • Share on-call responsibilities including responses to resident requests and inclement weather conditions
  • Perform other duties as assigned
