The Senior Project Manager (SPM) at LCS plays a crucial role in the planning, development, design, and construction of new and redevelopment projects related to senior housing. Reporting to the Director of Development, the SPM is responsible for managing various aspects of projects to ensure they meet high standards of quality and efficiency. This position demands a candidate who is not only proficient in project management but also exhibits flexibility, resourcefulness, proactive problem-solving skills, and professionalism. With a salary range estimated between $98,000 and $122,000, this role requires overseeing multiple projects simultaneously while maintaining confidentiality and effective communication with colleagues, clients, consultants, contractors, and other stakeholders.

Key responsibilities of the Senior Project Manager include supporting Directors and Project Development Managers, organizing and tracking project documentation, and managing projects through owner’s representative duties, consultant and contractor coordination, and conflict resolution. The SPM assists in budget preparation, schedule maintenance, design document reviews, and ensures the smooth flow of the entire project development process from inception through construction and move-in. The role also entails facilitating government approvals, coordinating signage and furniture installation, supporting Operations in capital procurement, and overseeing owner training and final project acceptance procedures.

Job Requirements

  • bachelor’s degree in architecture, business, construction management, engineering, real estate or other relevant majors
  • 5+ years prior relevant experience within the building design/construction, real estate development, or senior living industries
  • ability to manage multiple projects simultaneously
  • experience in consultant and contractor selection methods
  • knowledge of contract types and management
  • proficiency in planning, scheduling and managing development, design or construction processes
  • willingness to travel 51-75%
  • ability to work cooperatively with teams and maintain confidentiality
  • capable of proactive problem solving and efficient project management

Job Qualifications

  • bachelor’s degree in architecture, business, construction management, engineering, real estate or other relevant majors
  • requires 5+ years prior relevant experience within the building design/construction, real estate development, or senior living industries
  • previous experience in a project management role with the ability to execute multiple projects simultaneously is preferred
  • experience in consultant and contractor selection methods, contract types, and management of contracts
  • experience with the planning, scheduling and management of the development, design or construction processes
  • exposure or experience with marketing and sales as transferable to the occupancy development process
  • experience in the senior housing, multi-family housing, hospitality, and/or health care building typologies

Job Duties

  • support the directors and project development managers
  • organize and track project documentation and reporting as appropriate
  • manage projects in progress including owner’s representative type duties, consultant and contractor coordination, conflict resolution, documentation
  • assist with the support, maintenance, and preparation of reports, capital cost budgets, schedules, files, and spreadsheets
  • review design documents and report comments to the design manager
  • assist in revising budgets throughout the development process
  • assist in obtaining necessary government approvals
  • support the project design manager in managing the activities of the project design team throughout the development process
  • assist in establishing, updating, and otherwise maintaining project schedules
  • assist in implementing and facilitating the resident selection process
  • lead throughout the construction period to monitor timeliness of construction document correspondence to maintain owners design intent and schedule
  • facilitate and report on change order review status, the punch list and final construction acceptance close out process
  • coordinate the signage, furniture and accessory installation process
  • work to ensure operations procures capital start up items within schedule and budget
  • ensure owner training is completed and video documented by contractor
  • work with marketing and operations to facilitate an orderly move-in process with proper notice
