Job Requirements
- High school diploma or equivalent required
- HVAC-EPA (Type II) or EPA Universal license preferred, associates hired without an EPA license required to obtain within 90 days of hire
- Certified Pool Operator (CPO) license strongly preferred, associates hired without CPO license required to obtain within 90 days of hire
- Valid driver’s license may be required
- 2+ years of experience in property maintenance or related field
- Experience in supervising contractors preferred but not required
- Ability to read, write, understand, and communicate in English
- Ability to work independently and as part of a team
- Strong organizational and time management skills
- Knowledge of safety regulations and compliance requirements
- General computer skills including operating a mobile device
- Superior customer service skills including the ability to manage difficult customers and/or situations
- Ability to be on-call for after-hours emergencies
- Ability to work a flexible schedule to include weekends, evenings and holidays
Job Qualifications

- Strong diagnostic and repair skills in HVAC, electrical, plumbing, carpentry, and appliances
- Ability to read, write, understand, and communicate in English
- Strong organizational and time management skills

- Superior customer service skills including the ability to manage difficult customers and/or situations
- Ability to be on-call for after-hours emergencies

Job Duties
- Perform daily maintenance tasks and diagnose/repair issues in HVAC, electrical, plumbing, carpentry, drywall, exterior structures, and appliances
- Respond to maintenance requests promptly and professionally
- Maintain pool, hot tub, and other amenities
- Ensure safety and cleanliness of buildings and grounds
- Maintain exterior property for curb appeal
- Schedule and document preventative maintenance and apartment turns
- Conduct regular inspections of common areas and equipment
- Supervise duties and outside contractors in the absence of the Maintenance Supervisor
- Coordinate move-ins and move-outs
- Assist with safety meetings and compliance with policies and regulations
- Report potential liabilities and ensure property compliance
- Maintain inventory and assist in purchasing materials and supplies
- Participate in resident functions and assist with posting notices
