Operating as a privately owned company, Prime Group combines agility with strength, leveraging unique opportunities through strategic partnerships and in-house talent. The company values sustainable growth, strategic planning, and leveraging technology to support its diverse projects and clients.
The role of Select Service Hotel Asset Director is a vital leadership position located in Hollywood, Florida, within Prime Group’s Hotel Asset Management Department. Reporting directly to the Director of Hotel Asset Management, this exempt salaried position focuses on strategically managing a portfolio of select-service hotel assets. The key purpose of the role is to maximize asset value, optimize property performance, and support strategic capital planning and owner initiatives across multiple branded and independent select-service hotels. The successful candidate will bring a strong financial acumen and deep expertise in select-service hotel operations along with a proven ability to partner with operators to improve profitability and performance metrics.
As a Select Service Hotel Asset Director, the individual will develop and execute tailored business plans for each property, concentrating on critical areas such as revenue optimization, cost control, market positioning, and EBITDA growth. The role requires regular evaluation of property-level performance against budgets, forecasts, benchmarks, and competitive market data to identify value-creation opportunities including margin improvements and operating efficiencies. This position also demands comprehensive financial analysis including P&L reviews, STR report analyses, labor modeling, and long-term cash flow projections.
This leadership role functions as the primary liaison between hotel ownership and management companies, holding operators accountable to brand standards and property-specific strategic goals. The Director will play a critical role in operator selection, contract negotiations, and performance evaluations, driving continuous improvement and ensuring alignment with owner expectations. Additionally, the role includes the oversight of capital planning and renovations, ensuring projects align with investment strategies, brand requirements, and ROI expectations. Coordination with project managers, designers, and brand representatives is a key component.
To excel, the candidate must maintain a pulse on market intelligence by conducting ongoing market research, competitive analysis, and feasibility studies to identify trends affecting select-service assets. The role also supports portfolio-level initiatives such as refinancing, dispositions, and acquisitions. This position is ideal for experienced professionals who thrive in fast-paced environments and possess deep knowledge of select-service brand standards, with a preference for candidates familiar with Marriott and Hilton brands.
