The role of Seasonal Porter/Groundkeeper at Liberty Military Housing is critical in maintaining the appearance and safety of the multifamily residential communities. This position requires individuals who take pride in their work and are dedicated to upholding the high standards of cleanliness, maintenance, and customer satisfaction that Liberty Military Housing embodies. The Seasonal Porter/Groundkeeper is responsible for routine cleaning, grounds upkeep, and assisting with various maintenance tasks to ensure the community remains welcoming and well-maintained. This includes the operation of various tools and equipment to perform these duties safely and efficiently.
Working as a Seasonal Porter/Groundkeeper involves a variety of tasks such as cleaning building exteriors, amenities, district offices, pools, and recreation areas, as well as removing trash from the community and vacant units. The role occasionally requires physical labor such as snow shoveling, removing abandoned furniture and appliances, and light maintenance work including touch-up painting and minor repairs. Strong communication skills are important in this role to effectively interact with co-workers, managers, vendors, and residents, ensuring that work is done efficiently and safely.

The position requires adherence to safe work practices including the use of personal protective equipment, lockout/tag-out procedures, confined space entry techniques, and ladder safety. Job Qualifications
- Beginning level understanding of grounds
- Ability to use hand and power tools and cleaning equipment applicable to job requirements
- Communication and effective interaction with co-workers, managers, vendors or residents sufficient to exchange or convey information and to give and receive work direction
- Ability to operate motor vehicle with valid license
- Basic computer skills including PC and mobile device use
- Ability to travel to other regional locations for work, training, meetings and other work-related activities
- Ability to meet physical requirements including lifting/carrying supplies or equipment up to 65 lbs, frequent reaching, stooping, bending and kneeling, extensive walking and standing, ability to climb stairs and ladders
- Willingness to work in both indoor and outdoor environments in all weather conditions and potentially hazardous conditions
Job Duties
- Perform routine cleaning and maintenance of grounds, amenities, building exteriors, district office, pool and recreation areas, parking lots and other areas surrounding the community
- Remove trash from grounds, office areas, homes and surrounding community perimeter on a daily basis
- Detail interior and exterior areas on a regular basis using general cleaning tools and equipment such as broom, mop, vacuum, rake or blower
- May help with snow shoveling where applicable of sidewalks and other main entry areas
- Assist in the preparation of make ready units including removal of trash from vacant homes, touch up paint, and general cleaning prior to make-ready
- Assist with various physical tasks as directed such as carrying and removal of abandoned furniture, tools, appliances, and other equipment
- Assist with repairs, replacement and installation of window and door screens, lightbulb and other fixtures
- Help clean and maintain storage and shop areas
- Assist maintenance technicians when needed
- May perform minor interior and exterior touch up painting/caulking
- Clean air conditioning vents, replace air filters, and smoke detectors
- Perform any additional routine cleaning/maintenance on property as requested or directed
- Report any maintenance concerns for repairs on homes, community and/or common areas to management
- Demonstrate the appropriate and safe use of standard hand and power tools, equipment and machinery
- Participate in and attend various department or regional meetings, resident or community events, seminars, and other work-related events
- Comply with all OSHA safety regulations, local applicable laws regarding health, safety or environment and LMH Standard Operating Procedures and Policies
- Understand and follow safe work practices for all trades including lockout tag-out, confined space entry, use of hazardous chemicals, use of personal protective equipment, ladder safety, and working from elevated surfaces
- Perform any additional routine maintenance on property as requested by supervisor
