The role of Seasonal Porter/Groundkeeper at Liberty Military Housing is vital in maintaining the high standards of comfort, cleanliness, and safety within the multifamily residential communities the company manages. As a Seasonal Porter/Groundkeeper, your responsibility centers around performing routine cleaning and upkeep of grounds, buildings, amenities, and surrounding areas daily. This includes the operation of various tools, machinery, and equipment to efficiently complete tasks while adhering to safety guidelines. The role requires effective communication skills, the ability to perform work with quality and care, and a dedication to Liberty Military Housing’s customer satisfaction standards. This position involves diverse duties, such as maintaining community spaces, removing trash, assisting with minor maintenance and repairs, and ensuring overall property cleanliness. Additional tasks may include snow shoveling where applicable, supporting maintenance technicians, and participating in community events or meetings. Importantly, safety compliance with OSHA regulations and company protocols is integral to the job, ensuring a secure environment for residents, team members, and contractors alike. This seasonal contractor position offers an hourly pay rate of $16.00 and requires working both indoors and outdoors in varied weather and environmental conditions, reflecting the vital role this position plays in upholding Liberty Military Housing’s commitment to quality and service excellence.

Job Requirements

  • Valid motor vehicle license
  • Ability to travel to other regional locations for work, training and meetings
  • Ability to independently lift and carry supplies or equipment up to 65 lbs
  • Ability to work in outdoor and indoor environments under varying weather conditions
  • Ability to follow OSHA safety regulations and company policies
  • Effective communication skills
  • Basic computer skills
  • Willingness to work safely with hand and power tools and equipment

Job Qualifications

  • Beginning level understanding of grounds maintenance
  • Ability to use hand and power tools relevant to job duties
  • Effective communication and interaction skills with co-workers, managers, vendors or residents
  • Valid motor vehicle license
  • Basic computer skills including PC and mobile devices
  • Ability to operate motor vehicle including possible use of personal or company vehicle or electric cart
  • Ability to travel to other regional locations for work, training and meetings
  • Ability to independently lift and carry supplies or equipment up to 65 lbs
  • Physical ability for frequent reaching, stooping, bending, kneeling, extensive walking and standing, and ability to climb stairs or ladders
  • Willingness to work indoors and outdoors in all weather and potentially hazardous conditions
  • Ability to safely perform essential functions consistent with ADA, FMLA, and other applicable standards

Job Duties

  • Perform routine cleaning and maintenance of grounds, amenities, building exteriors, district office, pool and recreation areas, parking lots and surrounding community areas
  • Remove trash from grounds, office areas, homes and community perimeter daily
  • Detail interior and exterior areas regularly using general cleaning tools and equipment such as broom, mop, vacuum, rake or blower
  • Assist with snow shoveling of sidewalks and main entry areas where applicable
  • Assist in preparation of make-ready units including trash removal, touch-up paint, and general cleaning
  • Carry out physical tasks including removal of abandoned furniture, tools, appliances, and equipment
  • Perform minor repairs and replacements such as window and door screens, lightbulbs and fixtures
  • Clean and maintain storage and shop areas
  • Assist maintenance technicians when needed
  • Perform minor interior and exterior touch-up painting and caulking
  • Clean air conditioning vents, replace air filters and smoke detectors
  • Report any maintenance concerns for repairs on homes, community and common areas
  • Demonstrate safe use of hand and power tools, equipment and machinery
  • Participate in department or regional meetings, resident or community events, seminars and other work-related events
  • Comply with OSHA safety regulations, local laws regarding health, safety or environment, and Liberty Military Housing policies
  • Understand and follow safe work practices including lockout tag-out, confined space entry, use of hazardous chemicals, personal protective equipment, ladder safety, and working from elevated surfaces
  • Perform any additional routine maintenance as requested by supervisor
