The role of Real Estate Manager at Go! Retail Group is an exciting opportunity for individuals with a strong background in specialty or commercial leasing. This full-time, in-office position is based in Austin, Texas, and reports directly to an executive leader, working within a highly collaborative team environment. The Real Estate Manager will partner closely with the VP of Real Estate to align real estate strategy and operations with the company's broader business goals and growth initiatives.

The ideal candidate for this role is someone who thrives in a fast-paced, dynamic retail setting, bringing a positive attitude, strong attention to detail, and excellent organizational and communication skills to the table. Crucially, the Real Estate Manager will possess exceptional negotiation skills and be adept at managing relationships with landlords, developers, and business partners to secure economically sound deals for year-round and seasonal inline and kiosk locations. This role involves evaluating portfolios, forecasting sales potential, and negotiating optimal terms to meet sales and occupancy cost goals.

Daily responsibilities include collaborating with the real estate support teams, managing lease execution and payables, analyzing store concepts for space optimization, and acting as a liaison between mall developers and store operations. The Real Estate Manager must be capable of working independently while contributing as an integral member of the team. With a results-oriented mindset and eagerness to learn, the successful candidate will help drive revenue growth and support the company’s expansion plans.

Job Requirements

  • 2–4 years of specialty leasing experience (commercial leasing experience considered)
  • bachelor’s degree (BS/BA) or equivalent relevant experience in lieu of degree

Job Duties

  • Partner closely with the VP of Real Estate to achieve company and department goals
  • negotiate economically sound deals for year-round and seasonal inline and kiosk locations to achieve sales and occupancy cost goals
  • review portfolios, identify target locations, secure opportunities, and forecast sales potential and profitability to negotiate optimal deal terms
  • submit deals for ownership approval and renegotiate terms as necessary
  • own the process from deal submission through lease execution, resolving internal and external issues as they arise
  • collaborate with the Real Estate Support team to ensure smooth lease execution
  • request leases and address lease term issues
  • track and understand lease payables
  • partner with Real Estate Administrators to resolve billing issues
  • analyze store sizes and concepts to maximize inline opportunities
  • collaborate with Store Display to address space optimization issues
  • assign kiosks appropriately based on developer requests and company inventory
  • regularly review developer portfolios to identify and secure opportunities and test new concepts
  • identify new locations to drive revenue growth
  • build and manage strong relationships with landlords, developers, and business partners
  • communicate with operators to identify optimal locations, assess competition, and monitor mall and community developments to set realistic sales expectations
  • serve as liaison between mall/developers and Store Operations to resolve issues in partnership with the VP of Real Estate
  • maintain a comprehensive understanding of company initiatives and their business impact
  • assist in implementation as needed
  • develop productive partnerships with internal departments, particularly Store Operations and Store Display
  • run standard reports using in-house software tools to track deal activity, account status, occupancy costs, sales forecasts, and related metrics
  • prepare and distribute critical date reports
  • maintain a tracking system for important deadlines and tasks
  • assist in preparing end-of-year developer recaps, analysis, and business trend reports to inform future goals
  • contribute as a valuable member of the Real Estate team
  • position is 100 percent in-office in Austin, TX, with limited travel
  • may include future direct reports
