As a Property Manager at Drucker and Falk, you will play a critical role in overseeing all phases of property operations under the guidance of the Regional Property Manager. This full-time position focuses on comprehensive property oversight including general administration, maintenance, staff management, financial record keeping, and ensuring that properties remain in excellent physical condition. The Property Manager will be responsible for directing and controlling personnel and resources effectively, with a keen eye on maintaining fiscal stability and operational excellence.

Your responsibilities as a Property Manager will include training and supervising staff, managing employee hiring and terminations in alignment with company policy, preparing payroll records, and performing written evaluations with recommendations for employee development and salary adjustments. You will be actively involved in leasing activities including processing leases, rent collection, and managing delinquency matters. Efficient financial management will be key, including maintaining accurate records of all financial transactions, adhering to company accounting policies, preparing bank deposits, and purchasing office supplies responsibly.

The role demands vigilance in property maintenance, ensuring that residents live in a clean and well-maintained environment. You will supervise outside contractors and meticulously handle move-in and move-out inspections. A key part of your job will be to manage budgets closely, communicate promptly with the Regional Property Manager about potential deviations, and resolve resident issues decisively. Emergency situations and maintenance requests require immediate attention, alongside routine and preventive maintenance scheduling.

Marketing the apartment community effectively to maintain occupancy levels, maintaining communication with residents, employees, applicants, and vendors, and collaborating closely with the Regional Property Manager to prepare the annual operating budget are all vital duties. This position also requires some travel and limited personal vehicle use.

  • 7 years general full time business experience
  • 3 years experience in property management
  • ARM, CAM, RAM, or HCCP preferred

Job Duties

  • Train and be responsible for work performed by all staff members under their supervision
  • Hire and terminate employees in accordance with Drucker and Falk LLC policy
  • Perform written evaluations of employees and make recommendations for salary increases and/or advancement
  • Maintain accurate payroll records as required by the company, and adhere to payroll policies and cutoff dates
  • Assist in leasing apartments
  • Prepare, process and sign all leases and related forms
  • Assist in collection of rents and handle delinquency matters
  • Maintain necessary records of all financial transactions for the property
  • Adhere to all appropriate Drucker and Falk LLC accounting policies including use of account numbers, daily income and expense requirements, accounts payable system
  • Prepare daily bank deposits
  • Purchase necessary office supplies in accordance with company policy
  • Supervise outside contractors working on the property
  • Handle all details for move-ins and move-outs including apartment inspection check-ins and check-outs
  • Ensure residents are provided with a clean, well maintained community
  • Work within the budget and notify the Regional Property Manager of any possible variations
  • Resolve resident complaints
  • Report accident and emergency situations immediately and prepare proper reports
  • Ensure all maintenance requests are handled promptly and residents notified of delays
  • Continually inspect property and improvements, recording deficiencies and taking necessary actions
  • Establish schedules and assign personnel for routine maintenance and emergency coverage
  • Establish schedules and assign personnel for office coverage and assisting residents
  • Perform all aspects of marketing the apartment community
  • Work directly with Regional Property Manager in preparing annual operating budget
  • Maintain courteous and continuous communication with employees, residents, applicants, and vendors
  • Travel as required with reasonable vehicle use
  • Perform other duties as assigned
