The role of the Preconstruction Manager at HITT Contracting involves taking charge of all phases related to preconstruction estimating services, from the initial programmatic intent to construction document pricing for designated building projects. This position requires a deep understanding of various estimating services, such as conducting feasibility studies, developing budgets from conceptual design through bidding, performing comparative and value engineering studies, and presenting findings to both internal and external stakeholders. The Preconstruction Manager plays a crucial role in ensuring the accuracy and reliability of estimates while personifying the values of "The HITT Way," which emphasizes quality, precision, and professionalism.
This opportunity is ideal for a driven professional with a background in engineering, construction management, or architecture, coupled with significant experience in construction estimating and project management. In addition to office-based estimating work, occasional site visits will be required to gain firsthand knowledge of project conditions. The position demands strong communication skills for presenting technical and financial information and collaborating effectively with developers, architects, subcontractors, and internal teams.
The Preconstruction Manager is expected to exhibit exceptional attention to detail, analytical skills for market and trade trend assessments, and the ability to manage complex stakeholder coordination throughout the design-assist process. This leadership role includes providing oversight to assistant estimating staff and making informed decisions under tight deadlines. Proficiency with industry-standard software such as Microsoft Office Suite (especially Excel), On Screen Take-off (OST), Adobe products including Bluebeam, and familiarity with Building Connected (preferred but not required) is essential.

Job Requirements
- Bachelor's degree in engineering, construction management, architecture or related field
- Five to seven years' related work experience with at least two years in estimating
- Ability to read and interpret construction drawings and specifications
- Strong communication and analytical skills
- Proficiency in Microsoft Office Excel
- Experience with On Screen Take-off software
- Familiarity with Adobe Bluebeam
- Ability to manage multiple projects and deadlines
- Willingness to visit jobsites and wear safety equipment as required
Job Qualifications
- Bachelor's degree in engineering, construction management, architecture or related field
- Five to seven years' related work experience, including at least two years in estimating
- Ability to read construction drawings and specifications and identify missing elements
- Excellent written and verbal communication skills
- Strong attention to detail
- Ability to analyze technical information and market and trade trends
- Understanding of geotechnical reports
- Experience coordinating with developers, architects, subcontractors and operations teams
- Ability to provide oversight to junior staff
- Decision-making skills under pressure
- Business acumen and risk analysis skills
- Proficient in Microsoft Office Suite with high level Excel skills
- Experience with On Screen Take-off (OST)
- Familiarity with Adobe products including Bluebeam
- Knowledge of Building Connected preferred

Job Duties
- Providing complete suite of estimating services described above with minimal oversight
- Estimating a variety of building types
- Managing multiple projects and deadlines, with ability to prioritize and complete tasks
- Presenting technical and financial information to stakeholders, including changes from previously presented information
- Visiting jobsites as necessary and wearing safety equipment per company policy
- Coordinating with stakeholders throughout design-assist process including attendance at design meetings
- Providing oversight to Assistant Preconstruction Manager/Assistant Estimator
- Making and influencing decisions under tight deadlines
- Distributing documents without administrative assistant support
