Job Description

Kairoi Residential is a distinguished company focused on creating exceptional living experiences within high-performing multifamily communities. The organization is dedicated to delivering long-term value to its investors, associates, and the residents who call its communities home. Kairoi’s vibrant culture is centered on the mission to provide meaningful opportunities through every aspect of their work. The company name "Kairoi" (pronounced Ki-roy) signifies unique moments where opportunities are seized, reflecting the brand’s commitment to empowerment, reward, and inspiration among its talented team members.

Embracing a community-focused and inclusive environment, Kairoi Residential prioritizes not only the quality of its properties but also the growth and well-being of its associates. As part of this ethos, the company offers competitive compensation packages, comprehensive benefits, and career development opportunities, creating an engaging and supportive workplace that encourages personal and professional growth.

The Porter role at Kairoi Residential plays a vital part in maintaining the aesthetic appeal and cleanliness of the community to ensure it remains vibrant, safe, and welcoming for both current residents and prospective tenants. This position is essential in upholding the company’s standards for appearance and resident satisfaction. A typical day for a Porter involves cleaning and maintaining various outdoor and indoor community spaces. These include grounds, tour pathways, breezeways, stairwells, parking lots, amenity areas, and dumpster locations. Porters may also assist in the make-ready process for apartment homes by handling tasks such as trash removal, painting, and cleaning to prepare residences for new occupants.

In addition to cleaning duties, Porters are responsible for supporting routine community inspections and carrying out groundskeeping, landscaping, exterior painting, repairs, irrigation maintenance, and pool upkeep as directed by the Service Manager. This hands-on role requires attention to detail, proactive maintenance, and collaboration with the property management team to sustain the quality and safety of community assets.

Kairoi Residential places considerable emphasis on its people, offering a robust benefits package that includes health and wellness insurance options, retirement planning through a 401k with company match, paid leave including vacation, holidays, floating holidays, birthday day off, and milestone sabbaticals. Associates also benefit from access to a private discount network covering travel, dining, gifts, and much more. The company fosters continuous learning and skill development by encouraging participation in training opportunities.

The ideal candidate for the Porter position has at least one year of experience performing similar maintenance or cleaning duties and holds a high school diploma or equivalent. Excellent customer service and time management skills are critical to success in this role, along with a willingness to learn new skills. As Porters serve as ambassadors of the community, strong interpersonal skills and a professional demeanor are essential.

Kairoi is committed to equal employment opportunities and strongly encourages candidates from diverse backgrounds to apply. They are dedicated to providing an accessible hiring process and will accommodate applicants’ needs throughout the interview stages. Employment with Kairoi is contingent on successful completion of a background check, drug screening, and possession of a valid driver’s license with no major infractions in the previous 12 months. The dynamic nature of the multifamily housing industry means Porters should be prepared to take on additional duties as assigned, contributing flexibly to the evolving needs of the community.
