The Porter role at Asset Living, based in University Park, Knoxville, TN, offers an exciting opportunity to contribute directly to the maintenance and beautification of residential communities managed by the firm. The position is full-time, with a salary range of $15 to $17 per hour, depending on experience and qualifications. As a Porter, you will be responsible for assisting with corrective, preventative, routine, and cosmetic maintenance to ensure the community’s upkeep meets the company's high standards and operational objectives.

The key responsibilities for the Porter include maintaining the cleanliness and general maintenance of property grounds, buildings, breezeways, and resident common areas. The role requires regular onsite attendance to promptly respond to resident and management requests and complete work orders efficiently. Porters play a crucial role in inspecting the community to identify and mitigate hazardous conditions or liability concerns, ensuring safety and resident satisfaction. Additionally, Porters support the maintenance supervisor in preventative maintenance programs designed to extend property life and minimize future repairs.

This position demands a working knowledge of Fair Housing Laws and OSHA safety requirements to foster a compliant and safe environment for residents and team members. Asset Living expects Porters to maintain well-organized maintenance shops stocked with necessary tools and materials, promote safe work practices, and engage in unit inspections as needed. Customer service skills are essential since Porters project the community's image, interact with residents, and enforce community policies consistently and professionally.

The physical demands of the role are considerable. Porters must be capable of moving around various terrains, ascending ladders and stairs, lifting and moving heavy objects (over 100 pounds), and working in varying weather conditions. Flexibility to work overtime, weekends, nights, and be on-call for emergencies is also required.
