The Porter role at Core Spaces is integral to maintaining the appearance and upkeep of the community properties. As a Porter, you will be the on-site team member responsible for executing a variety of groundskeeping and cleaning tasks that ensure the property remains clean, safe, and visually appealing to residents and visitors. You will regularly perform duties such as trash removal and preparation for waste pickup, mopping, vacuuming, ensuring cleanliness in amenity areas including swimming pools, maintaining landscaping between service visits, and arranging property furniture as directed. This role is critical in preserving the brand’s high standards for property presentation and curb appeal, contributing directly to the overall resident experience that Core Spaces is committed to delivering. The position requires flexibility to work full shifts onsite, including evening, weekend, and occasional overtime hours to support property events or increased activity periods such as move-ins and move-outs. Physical capability to lift and move objects up to 50 pounds regularly, along with bending, stooping, and other physical activities, is a necessary part of meeting the role’s demands. The Porter reports directly to the Maintenance Supervisor and plays a vital role within the maintenance team, ensuring that the property's exterior and common areas meet or exceed company standards at all times. Job Requirements

  • High school diploma or equivalent preferred
  • ability to work full shifts on-site
  • availability for evenings, weekends, and overtime as needed
  • physical ability to lift and move objects up to 50 pounds regularly
  • able to perform physical tasks such as bending and stooping throughout the day

Job Qualifications

  • High school or equivalent education preferred
  • proficient in simple computer tasks
  • one year experience in maintenance or a skilled trade
  • experience in the student housing or multi-family industry

Job Duties

  • Ensure completion of daily checklists
  • maintain exterior cleanliness and overall curb appeal for the property
  • maintain landscaping in good repair in between 3rd party service visits
  • clean and sweep swimming pools as required
  • arrange property furniture as directed
  • mop and vacuum daily in all areas required
  • ensure all amenity areas stay clean and presentable throughout the day
  • responsible for ensuring product presentation meet brand and company standards at all time
  • work a full shift/required work schedule on-site at the property
  • available for additional hours including evenings, weekends, and overtime when necessary
  • assist with move-outs, turn, and move-ins that extend beyond normal full-time hours
  • lift and move objects weighing up to 50 pounds regularly, including bending, stooping, and lifting throughout the workday
