Currently, Stratum is seeking reliable and motivated candidates for the full-time Porter position at Marcola Apartment Homes, located at 2700 Pierce Parkway in Springfield, Oregon. This role is crucial in upholding the cleanliness, appearance, and functionality of the apartment community. The Porter will work Sunday through Thursday from 8:00 AM to 5:00 PM, with a 60-minute unpaid lunch break, and will be paid between $18.00 and $22.00 per hour, with eligibility for monthly incentive bonuses based on leasing performance and resident engagement. This position is classified as non-exempt, meaning overtime pay is available.

The Porter will be responsible for maintaining the common areas, nightly cleaning of rental units, removing litter, sweeping, mopping, pressure washing, and assisting with janitorial tasks and light maintenance support. They are expected to document their work through property management software, operate a golf cart safely, and respond to after-hours emergencies if necessary. The role also involves occasional travel to other properties for training and business needs, requiring reliable transportation.

Physically, the role demands regular activities such as standing, walking, bending, twisting, climbing stairs and ladders up to six feet, and lifting up to 50 pounds. The work environment includes exposure to outdoor weather conditions, confined spaces, machinery, chemicals, and electrical components, requiring sufficient coordination and safety awareness.

  • Valid driver’s license and current automobile insurance required
  • Reliable transportation is required for travel to other sites or trainings
  • Ability to operate a golf cart and safely navigate the property
  • Ability to perform physical tasks including standing, walking, stooping, bending, twisting, crouching, climbing stairs or ladders up to six feet
  • Ability to lift and carry up to 50 pounds
  • Ability to work outdoors in all weather conditions
  • Willingness to respond to after-hours emergencies
  • Comfortable using property management software

Job Duties

  • Maintain cleanliness of common areas including hallways, restrooms, leasing office, clubhouse, laundry rooms, and fitness center
  • Clean nightly rental units
  • Remove litter and debris from grounds, parking lots, and pathways daily
  • Sweep, mop, vacuum, wash windows, pressure wash surfaces, and clean light fixtures
  • Assist with janitorial tasks, trash disposal, and maintaining curb appeal
  • Document work performed in property management software
  • Support maintenance team with unit turnovers and light upkeep
  • Operate a golf cart safely to access various parts of the property
  • Be available for after-hours emergency response
  • Travel to other properties and attend required trainings
