The role of the Porter/Custodian at AvalonBay Communities is a critical position responsible for maintaining the cleanliness, safety, and overall appearance of the community’s interior and exterior spaces. This position requires a blend of custodial and maintenance duties to ensure that the community upholds high standards of living that residents expect and deserve. Porters play an essential role in creating a welcoming environment by keeping common areas pristine, maintaining outdoor landscaping, and performing minor maintenance tasks to ensure that all amenities and facilities remain in excellent condition.
As a Porter/Custodian, you will engage in a variety of daily tasks such as cleaning lobbies, hallways, and recreational spaces; sanitizing high-traffic areas; and assessing outdoor environments including sidewalks, parking lots, and landscaping for cleanliness and safety. Your role will also include emptying trash and recycling areas regularly, conducting routine inspections to identify maintenance or safety issues, and addressing minor repairs like changing light bulbs, painting touch-ups, or assembling furniture.
Additionally, you will assist residents during their move-ins and move-outs by helping load and unload belongings, providing friendly and responsive customer service to address their concerns, and fostering positive interactions that contribute to a superior resident experience. The Porter/Custodian is an integral part of the collaborative team at AvalonBay, working closely with staff across departments to support community operations and uphold company policies and safety standards.

Job Requirements
- High school diploma or equivalent
- 0-1 year of relevant custodial or maintenance experience
- Valid driver's license
- Ability to work flexible hours including weekends if needed
- Ability to handle physical tasks such as lifting, bending, and standing for extended periods
- Strong communication skills
- Ability to follow safety protocols and procedures
- Ability to work independently and as part of a team
Job Qualifications
- 0-1 year of experience in custodial/maintenance work
- A valid driver's license
- Ability to communicate effectively with associates and residents to provide excellent customer service
- Ability to read and understand policies and procedures including Key Control Policy, Apartment Home Turnover Policy, and Maintenance Emergency policies
- Knowledge of cleaning and chemical supplies and ability to read Safety Data Sheets (SDS)
- Understanding and proper use of Personal Protective Equipment (PPE)
- Basic knowledge of emergency systems, shutoffs, and sequence of operations
- Demonstrated knowledge of paint types and paint tools
Job Duties
- Perform daily cleaning and maintenance tasks to maintain the appearance of common areas, grounds, and amenities
- Clean and sanitize high-traffic areas including lobbies, hallways, elevators, and recreational spaces
- Monitor and maintain cleanliness of outdoor spaces including sidewalks, parking lots, and landscaping
- Ensure trash and recycling areas are regularly emptied and kept tidy
- Conduct routine inspections to identify and report maintenance or safety concerns
- Address minor maintenance issues such as light bulb replacement, paint touch-ups, and furniture assembly
- Assist residents with moving in and out of apartments including loading/unloading belongings
- Provide friendly and responsive customer service addressing residents' needs and concerns in a courteous manner
- Work collaboratively with the team to ensure a positive resident experience
- Maintain outdoor landscaping including mowing lawns, trimming bushes, and planting flowers
- Keep outdoor areas clear of debris and litter
- Complete work orders
