Job Requirements
- Able to communicate with property manager through written and oral instructions
- Must be able to read, speak and understand English for business purposes
- Must be able to read and write instructions, short correspondence, memos, service requests, and to converse with residents, co-workers, and vendors in a professional manner
- Must be able to successfully complete a pre-employment background investigation including criminal record search, employment verification, and drug screen
Job Qualifications
- High school diploma or equivalent
- Previous experience in groundskeeping or property maintenance preferred
- Ability to communicate effectively in English both orally and in writing
- Ability to follow instructions and work independently
- Basic knowledge of landscaping and maintenance equipment
- Familiarity with pool maintenance and chemical handling is a plus
- Physical ability to perform manual labor and lift up to 75 pounds
- Customer service orientation and professionalism in interactions with residents and team members
Job Duties
- Removing and disposing of trash on property grounds including cigarette butts and dog feces
- Removing and disposing of trash in laundry rooms and around mailboxes twice daily or as needed
- Removing and disposing of trash from vacant units as needed
- Sweeping and cleaning trash dumpster areas daily
- Cleaning exterior air conditioning units as needed
- Sweeping and blowing entrance ways, sidewalks, breezeways, and curbs twice weekly or as needed
- Completing landscape changes including plant installation, weeding, and leak repairs
- Watering and weeding flowerbeds and removing dead shrubs and trees
- Placing and moving sprinkler hoses throughout the day and putting away lawn equipment at day’s end
- Maintaining pools and Jacuzzis including chemical checks and cleaning
- Removing trash in and around pool and Jacuzzi areas
- Cleaning pool decks and furniture daily and straightening pool furniture
- Assisting property manager with tagging broken down cars and delivering notices to residents
- Assisting with maintenance of exterior lights as needed
- Repairing broken fences, cleaning exterior light globes, painting curbs, and replacing or repairing screens
- Cleaning rain guttering as needed
- Completing weekly porter checklists and submitting to the property manager
- Shampooing carpets
- Depositing ice-melt and shoveling snow during inclement weather
- Completing all job-related tasks assigned by the property manager
