The company is currently seeking to hire a Porter, a key role within the maintenance team responsible for assisting in various maintenance processes across its properties. This position involves performing corrective, preventive, routine, and cosmetic maintenance tasks under the supervision of the Maintenance Supervisor and Community Manager. The Porter’s responsibilities include supporting make-ready processes, ensuring the upkeep of grounds, buildings, breezeways, and common areas, and responding promptly to resident and management requests. The role is vital in maintaining a safe, clean, and attractive living environment that meets the operational objectives of the community.
Porters need to be physically capable of performing demanding tasks, including lifting heavy objects, navigating various terrains, and working in diverse weather conditions. They participate actively in the community’s preventative maintenance program, helping to extend the life of property assets and minimize future repairs. Additionally, the Porter supports safety initiatives by adhering to OSHA guidelines and facilitating hazard communication programs, ensuring workplace safety for themselves and their colleagues. - ability to understand and perform onsite software functions
- basic knowledge of Fair Housing Laws and OSHA requirements
- ability to perform physically demanding tasks including lifting 100+ lbs
- ability to work in various weather conditions
- ability to operate machinery and power tools
- willingness to work overtime, weekends, and on-call hours

Job Duties
- Community maintenance
- regular/daily onsite attendance
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and community common areas
- respond to resident/management requests and work orders for common areas, buildings, and units promptly
- ensure all repairs and replacements for grounds, buildings, breezeways, and community common areas are completed timely
- inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
- assist in maintaining a preventative maintenance program
- understand and follow Asset key policies
- maintain a well-organized and stocked maintenance shop adhering to safety standards
- assist Maintenance Supervisor with hazard communications program and safe work practices
- participate in unit inspections as requested
- report violations of community rules to supervisors
- utilize property resources economically
- perform additional tasks as requested by supervisors
- participate in on-call emergency duties
- manage excellent customer service and monitor service request responsiveness
- project favorable community image
