The Porter role at Asset Living is crucial in supporting the maintenance operations of properties under the supervision of the Maintenance Supervisor and Community Manager. This position involves a wide range of responsibilities including routine and preventative maintenance, cosmetic upkeep, community cleanup, trash removal, and the make-ready process to prepare residences for new tenants. The Porter plays an active role in maintaining the property's safety and aesthetics by regularly inspecting grounds, buildings, and community areas, addressing maintenance requests promptly, and ensuring compliance with community standards and safety regulations such as OSHA guidelines. Responsibilities also extend to specific tasks like swimming pool maintenance, chemical log management, and keeping the maintenance shop organized and well-stocked. In addition to technical duties, the Porter serves as a representative for the community by providing excellent customer service and assisting in enforcing community policies. The role demands physical stamina, including the ability to lift heavy objects, work in various environmental conditions, and perform tasks requiring manual dexterity and movement across uneven terrain. Job Requirements
- High school diploma or equivalent
- Basic computer skills
- Knowledge of Fair Housing Laws
- Knowledge of OSHA requirements
- Physical ability to perform manual tasks including lifting 100+ lbs
- Ability to work in outdoor weather conditions
- Ability to operate machinery and power tools
- Willingness to work overtime, nights, weekends as needed
- Ability to traverse uneven terrain and confined spaces
- Ability to follow safety standards and guidelines
- Good communication skills
- Ability to respond promptly to resident and management requests
Job Qualifications

Job Duties
- Community maintenance
- Regular daily onsite attendance
- Cleaning, trash removal, and general maintenance of grounds and residential areas
- Respond to resident and management requests and work orders promptly
- Ensure repairs and replacements for common areas and units
- Daily exterior cleanup including grounds, breezeways, common areas
- Perform swimming pool maintenance and maintain chemical logs
- Inspect grounds and buildings daily to identify and correct hazards
- Maintain a preventative maintenance program
- Follow Asset Living key policies
- Keep maintenance shop organized and stocked
- Assist in hazard communication and promote safety
- Participate in unit inspections
- Report community rules violations
- Use resources economically
- Perform additional tasks as requested
- Manage customer service and service request responsiveness
- Project favorable community image
- Ensure consistency in resident interactions
- Enforce delegated community policies
