The Porter role at Asset Living is a vital position responsible for assisting in various maintenance activities to support the upkeep and appearance of the property. This position involves performing corrective, preventative, routine, and cosmetic maintenance tasks to ensure the communities are safe, attractive, and fully operational in line with the property’s goals. Working directly under the supervision of the Maintenance Supervisor and Community Manager, the Porter plays a key role in the make-ready process to prepare units for new residents, as well as maintaining common areas to enhance resident satisfaction. The role demands regular onsite presence and a proactive approach to identifying hazards, managing repairs, and responding promptly to resident and management requests. The Porter is expected to maintain cleanliness and organization, adhere to safety standards including OSHA guidelines, and contribute positively to the community by fostering excellent customer service and upholding community policies.
This is a full-time position offering a competitive hourly wage ranging from $18 to $19 per hour, based on the candidate’s relevant experience, skills, and certifications. Job Requirements
- High school diploma or equivalent
- basic knowledge of Fair Housing Laws and OSHA requirements
- ability to understand and perform all on-site software functions
- basic computer skills required
- physical capability to move about and perform tasks involving lifting objects 100 pounds or more
- ability to work overtime, weekends, and night hours including on-call emergencies

Job Duties
- Community maintenance
- regular/daily onsite attendance is required
- responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
- respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
- ensure all repairs and replacements necessary for grounds, buildings, breezeways, and community common areas are completed in a timely manner
- inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- responsible for understanding and following Asset key policy
- maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
- assist the Maintenance Supervisor in maintaining the hazard communications program
- teach and promote safe work practices
- participate in unit inspections as requested
- report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
- utilize property resources, equipment, and supplies economically
- perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
- participate in on-call emergency at community
- manage excellent customer service and monitor service request turnaround and responsiveness
- project a favorable image of the community to achieve property objectives and public recognition
- ensure consistency in dealing with residents on all matters
- enforce policies of the community that the immediate supervisor delegates
