The role of Porter/Groundskeeper at HRI Management is essential in maintaining the cleanliness and overall appearance of residential communities. This position focuses on ensuring that community models and vacant units are presentable, contributing to a welcoming environment for current and prospective residents. Responsibilities include cleaning office spaces, public areas, and model units by performing tasks such as mopping, dusting, vacuuming, and managing trash removal. The Porter/Groundskeeper also thoroughly cleans apartments after move-outs to prepare them for new residents and maintains housekeeping storage areas.
Beyond routine cleaning duties, the role involves monitoring the supply inventory to ensure availability and reporting maintenance concerns promptly. The Porter/Groundskeeper supports the maintenance team and other staff members as needed, demonstrating a collaborative approach to property management. Physical demands of the job require the ability to walk and stand for long periods, climb stairs, and lift heavy objects up to 125 pounds, along with the skill to operate equipment such as pressure washers for exterior cleaning. The position demands flexibility, including the availability to work some weekends and extended hours.

Job Duties
- Clean office, public access areas, and models as directed
- clean apartments thoroughly after move-out or vacancy to prepare for new residents
- keep model units and public access areas clean and maintained
- monitor and report on the inventory of cleaning supplies
- remove trash and debris from compactor and dumpster areas
- maintain the housekeeping storage room
- report maintenance concerns or repairs in apartments, models, and common areas to the Property Manager
- assist maintenance staff and other employees as needed
