The Porter/Groundskeeper role at HRIM is vital to maintaining the quality and appearance of these properties, particularly the community models and units that are vacant and ready for new tenants. The primary responsibilities include various cleaning tasks such as mopping, dusting, vacuuming, trash removal, and specialized cleaning of apartments post-move-out or prior to occupancy. The role also entails maintaining inventory for cleaning supplies, removing debris from trash compactors and dumpsters, and supporting maintenance staff when needed.
A key aspect of the Porter/Groundskeeper’s duties is maintaining the aesthetic appeal and safety of spaces used by current residents and prospective tenants, which directly impacts tenant satisfaction and property reputation. The role demands physical stamina to walk, stand, reach, bend, and occasionally lift heavy objects of up to 125 pounds, all while operating in various weather conditions. Additionally, the ability to operate cleaning equipment such as pressure washers is required.

Job Requirements
- High school diploma or equivalent
- At least one year of residential or apartment cleaning experience
- Ability to work weekends and extended hours
- Physical ability to perform manual labor including lifting up to 125 pounds
- Capability to operate cleaning equipment including pressure washers
- Good communication skills
- Reliable and punctual
- Ability to work as part of a team
Job Qualifications

Job Duties
- Cleans office, public access areas, and models as directed
- Cleans apartments thoroughly after move-out or vacant units to prepare for new residents
- Keeps model units and public access areas clean and maintains these areas
- Monitors and reports on the inventory of cleaning supplies
- Responsible for trash and debris removal from the trash compactor and dumpster areas
- Maintains the housekeeping storage room
- Reports any maintenance concerns or repairs in unoccupied apartments, models, and common areas to the Property Manager
- Helps maintenance staff and other staff members as needed
