The role of Porter at Asset Living is integral to maintaining the operational excellence and aesthetic appeal of the communities under their management. The Porter supports the maintenance team by assisting with corrective, preventative, routine, and cosmetic maintenance tasks. This role is supervised by the Maintenance Supervisor and Community Manager and is crucial in the make-ready process — ensuring that properties are well-prepared and consistently maintained to meet operational objectives. The Porter’s responsibilities encompass cleaning, trash removal, upkeep of grounds, buildings, breezeways, and community common areas, both interior and exterior.
Regular daily attendance on-site is a must, as the Porter is the frontline presence ensuring that the community’s physical environment remains safe, clean, and welcoming. The position demands thorough inspections of the property to identify hazards and potential liabilities, prompt response to maintenance requests, and diligent upkeep of a preventative maintenance program to minimize future repairs and extend property life.
Asset Living emphasizes the importance of safety, requiring the Porter to maintain a well-organized maintenance shop that meets OSHA guidelines, participate in the hazard communications program, and promote safe practices. This full-time hourly position offers a competitive pay rate of $19 per hour, complemented by a comprehensive total rewards package. Job Requirements
- high school diploma or equivalent
- basic computer skills required to understand and perform on-site software functions
- basic knowledge of Fair Housing Laws and OSHA requirements
- ability to perform physically demanding tasks including lifting over 100 pounds and working outdoors in varying weather conditions
- willingness to work overtime weekends and night hours for on-call property emergencies
- regular daily onsite attendance

Job Duties
- assist in carrying out the maintenance processes of the property including corrective preventative routine and cosmetic maintenance
- support the make-ready process consistent with the property’s operational objectives
- clean trash removal and general maintenance of grounds buildings breezeways and all interior and exterior community common areas
- respond to resident management requests and work orders for community common areas buildings and units in a timely manner
- inspect grounds buildings and other community features daily to identify minimize and correct hazardous property conditions or liability concerns
- assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
- maintain a well-organized and adequately stocked maintenance shop adhering to safety standards and OSHA guidelines
