The Porter role at Asset Living plays a crucial part in maintaining the quality and appearance of residential communities. This position involves assisting with all facets of property maintenance, including preventive, corrective, routine, and cosmetic tasks. The Porter supports the make-ready process to ensure that properties meet operational standards and resident expectations. Under the guidance of the Maintenance Supervisor and Community Manager, the Porter is responsible for the upkeep of grounds, buildings, breezeways, and both interior and exterior common areas of the community. Daily duties include cleaning, trash removal, responding to resident and management requests, and performing timely repairs or replacements that maintain a safe and attractive living environment. Porters actively participate in hazard identification and mitigation to minimize liability and enhance resident safety. The role demands regular inspection of the property and adherence to safety protocols, including a thorough understanding of OSHA guidelines and Asset Living’s key policies. Porters also contribute to a well-managed maintenance shop and support preventative maintenance programs designed to extend the community’s lifespan and reduce future repair costs. Residents and community relations are an essential part of the position, ensuring excellent customer service and consistent enforcement of community policies. The role requires physical stamina and the ability to perform various manual tasks under different environmental conditions, often including lifting heavy objects, operating machinery, and working outdoors in a range of weather conditions. Asset Living offers a competitive salary range of $15 to $16 per hour along with a comprehensive benefits package including medical, dental, vision, life, accidental, and disability insurance, 401K with employer matching, paid sick days, and company holidays. Job Requirements

  • High school diploma or equivalent
  • Basic computer skills required
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements
  • Ability to work physically demanding tasks including lifting objects over 100 lbs
  • Ability to work in various weather conditions including outdoors
  • Ability to work overtime, weekends, and be on-call for property emergencies
  • Ability to follow safety standards and OSHA guidelines

Job Qualifications

  • Ability to understand and perform all on-site software functions

Job Duties

  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident and management requests and work orders for community common areas, buildings, and units in a timely manner
  • Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
  • Assist in maintaining a preventative maintenance program that extends the life of the community while minimizing future repairs
  • Maintain a well-organized and adequately stocked maintenance shop while adhering to safety standards and OSHA guidelines
  • Participate in unit inspections as requested
  • Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
