The Porter position at Asset Living plays an essential role in supporting the maintenance team and overall community upkeep. Responsible for assisting in a variety of maintenance duties, the Porter ensures the property remains safe, clean, and appealing to residents and visitors alike. This includes carrying out corrective, preventative, routine, and cosmetic maintenance tasks under the guidance of the Maintenance Supervisor and Community Manager. The Porter is integral to the make-ready process, preparing units efficiently to meet operational standards and maintain the property's appeal. Regular attendance and active participation in property upkeep and resident satisfaction are crucial to this role.

Key aspects of the Porter role include cleaning and maintaining grounds, buildings, breezeways, and common areas; responding promptly to maintenance requests; inspecting community features for hazards; and assisting with the preventative maintenance program to extend property longevity. The Porter maintains a clean and organized work environment, adheres to safety protocols including OSHA guidelines, and supports hazard communication and safe work practices among team members. This position requires engagement in unit inspections, policy enforcement, resource management, and participation in on-call emergency responses when necessary. Providing excellent customer service to residents and projecting a positive community image are also central to the role.

Compensation for this position ranges from $12 to $15 per hour, commensurate with experience and qualifications. Job Requirements

Job Duties

  • Assist with community maintenance including corrective, preventative, routine, and cosmetic tasks
  • Regularly attend work onsite daily
  • Clean, remove trash, and maintain grounds, buildings, breezeways, and common areas
  • Respond promptly to resident and management maintenance requests and work orders
  • Complete repairs and replacements on grounds and community areas in a timely manner
  • Inspect grounds and buildings daily to identify and minimize hazards
  • Support and maintain the preventative maintenance program
  • Understand and follow Asset Living policies and safety standards
  • Maintain an organized and stocked maintenance shop
  • Assist Maintenance Supervisor with hazard communication and safe work practices
  • Participate in unit inspections as requested
  • Report violations of community rules to supervisors
  • Use property resources, equipment, and supplies efficiently
  • Perform additional duties as assigned by Maintenance Supervisor or Community Manager
  • Participate in on-call emergency response
  • Manage excellent customer service and monitor service request responsiveness
  • Project a positive community image
  • Ensure consistency in resident relations and enforce delegated policies
