The role of Porter at Asset Living is essential to maintaining the upkeep and presentation of the properties under management. A Porter plays a key role in the maintenance processes, including corrective, preventative, routine, and cosmetic tasks required to keep the property safe, attractive, and operational. Reporting to the Maintenance Supervisor and Community Manager, the Porter is tasked with assisting in maintaining grounds, buildings, breezeways, and both interior and exterior community common areas.

This position is characterized by hands-on work where the individual is responsible for cleaning, trash removal, minor repairs, and assisting with the make-ready process of units to meet the property's operational standards. The Porter also plays an important part in ensuring timely responses to resident and management requests, helping to uphold the overall condition and safety of the community. Daily inspections to identify and mitigate hazards are part of the responsibilities, alongside maintaining supplies and tools in an organized manner while adhering to safety standards and OSHA guidelines.

Job Requirements

  • High school diploma or equivalent
  • Basic computer skills
  • Knowledge of Fair Housing Laws
  • Knowledge of OSHA requirements
  • Ability to perform physical tasks including lifting over 100 pounds
  • Ability to work outdoors in various weather conditions
  • Availability to work overtime, weekends, night hours, and on-call emergencies
  • Ability to move about and use ladders, stairs, and other equipment regularly

Job Duties

  • Community maintenance
  • Regular/daily onsite attendance
  • Responsible for cleaning, trash removal, and general maintenance of grounds, buildings, breezeways, and all interior and exterior community common areas
  • Respond to resident/management requests and work orders in a timely manner
  • Ensure repairs and replacements for grounds, buildings, breezeways, and community common areas are completed timely
  • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions
  • Assist in maintaining a preventative maintenance program
  • Maintain well-organized and stocked maintenance shop
  • Assist the Maintenance Supervisor with hazard communications and promote safe work practices
  • Participate in unit inspections as requested
  • Report violations of community rules
  • Utilize property resources economically
  • Perform additional tasks as requested
  • Participate in on-call emergency duties
  • Manage excellent customer service and monitor service request responsiveness
  • Project a favorable community image
  • Ensure consistency in resident relations
  • Enforce delegated community policies
