The position of Porter at Core Spaces is a crucial on-site role responsible for maintaining the cleanliness, safety, and aesthetic appeal of residential properties. The Porter ensures that groundskeeping tasks are executed efficiently as directed by supervisors, contributing significantly to the overall resident experience by maintaining exteriors, amenities, and common areas. Key responsibilities include trash removal and preparation for waste pickup, daily cleaning including mopping and vacuuming, landscaping upkeep between third-party service visits, and ensuring that all amenity and common areas meet brand and company standards for presentation and cleanliness. This role requires working full shifts on-site with flexibility to work additional hours including evenings, weekends, and overtime when necessary, particularly during peak times such as move-outs, turns, and move-ins.
Working as a Porter involves physical tasks such as lifting and moving objects up to 50 pounds regularly, as well as bending and stooping throughout the workday. The ideal candidate will have at least a high school education or equivalent, be proficient with basic computer tasks, and possess previous maintenance or skilled trade experience. Experience within the student housing or multifamily residential industries is a distinct advantage.

Job Requirements
- Must be able to work a full shift required work schedule on-site at the property
- must be available for additional hours including evenings, weekends, and overtime when necessary
- must be available to assist with move-outs, turns, and move-ins that extend beyond normal full-time hours
- must be able to lift and move objects weighing up to 50 pounds regularly, involving bending, stooping, and lifting throughout the workday
Job Qualifications
- High school or equivalent education preferred
- proficiency in simple computer tasks
- one year experience in maintenance or a skilled trade preferred
- experience in the student housing or multi-family industry preferred
Job Duties
- Ensure completion of daily checklists
- maintain exterior cleanliness and overall curb appeal for the property
- maintain landscaping in good repair in between 3rd party service visits
- clean and sweep swimming pools as required
- arrange property furniture as directed
- mop and vacuum daily in all areas required
- ensure all amenity areas stay clean and presentable throughout the day
- responsible for ensuring product presentation meets brand and company standards at all times
